This is terrible Hugh, you are the seer, the prophet, the oracle of the cut and paste property world, how do I now think about the 15% average price gain per annum I have had on my Auckland property for the last (say) seven years? Do I sell now?! Where do I live! Is Tamranui a good prospect?

I am full of contrition for my comments and downticks for your insightful clairvoyant like ability to correctly predict this scenario so many times since 2010, I should have listened, taken heed of all those warnings! You were right! (eventually)

Paste the answer please, I can see Auckland property owners making their way past my window in a lemming like daze on their way to the bridge as I type! Show me the way before it is too late, tell me what to do before there is another cataclysmic downward turn and the value of my property is less than I wildly imagined!

Paste an answer so that at I am saved at least your holy munificent realestateagentness!

  In all seriousness, if you take my advice to sell out of Auckland property in 2020 if the crash has not already come by then, you will thank me for it. The crash will come, but I am not going to run the risk of looking like a stopped clock that will be right eventually, by saying for years that a crash is imminent.
  
  One of the best pieces of advice I ever heard was, “the share market can stay irrational longer than short-traders can stay solvent”. Property is very similar except you can’t do “short” trades in it.
  
  Our crash might take till 2024 to come, but I would be cashing up in 2020 to avoid being caught in the rush for the exits.
  
  A housing market that had a median multiple of 3 in 1996, 6 in 2006, and 10 in 2016 – it is not smart to think this won’t end in tears. History is full of examples to learn from, and not one example supports the belief that this is “a new norm”.

    crashes are intersting because a lot of us are only in our 30’s/ 40’s. we dont remember many of them.
    
    then ya listen to buffet whos 165 yars old. he starts saying things like – this looks like what happened in 1958 and 1973 etc its kinda scary. all the signs are there.
    
    big call to sell out of your family home though. agree, sellin rentals might not be a bad idea.
    
    im currently out of rentals.. although mrs dime has a nice big house in auckland that is rented..

      I’m over 70, been in housing for yonks and the only crash that we have had was during the depression. We have had times where sales were tough, prices were down a bit but never been a crash.
      As long as developers can install covenants on subdivisions that demand a house of certain constructions then nothing will change because you cannot build and sell cheap housing anymore.

        IIRC mid 07 to mid 08 Auck market dropped 20% but houses only 8%. Within a year market had regained half that loss and has marched forever upward since.
        A lot of that 08 market drop was tiny shite apartments that were half built when the crash came and investors were going tits up left right and center.

      When was the last time the Auckland property market had a “cyclical upturn” of 300 percent in 16 years? If you net out the price of structures, which are pretty much constant in real terms, the inflation in the bare land value is more like 3000 percent.
      
      Of course previous cyclical downturns were mere reversions to mean, from an unwise 20% or so inflation of property prices ahead of incomes (and the raw land value, which was what really counts, probably went up 100% and down 50 – this is why developers are hit so much harder, with their exposure on sites in progress, than investors in “bricks and mortar” properties).
      
      You have to go back to the 1920’s / 30’s and earlier, to find examples of the kind of volatility we are experiencing today. It did not end prettily back then and it won’t end prettily this time either.

    Costs $4-50k ish to sell and then buy another house including moving costs etc in Auckland. For most that is not worthwhile – so the market is very sticky.

        Further, when Israel’s woman’s right were was ‘condemned’ by the UN, the supporters of that resolution where: Bangladesh, Belarus, Brazil, China, Colombia, Congo, Cuba, Dominican Republic, Ecuador, Egypt, El Salvador, India, Indonesia, Iran (Islamic Republic of), Kazakhstan, Mongolia, Russian Federation, Sudan, Tajikistan, Uruguay…. few of them model states in terms of women’s rights.

        Really? The Wailing Wall, which recalls the destruction of Solomon’s Temple, most certainly is a holy (‘religious’) site. And it was one well before the Mohammedan mosque was built on the site.

    People can choose to be catholic. They can choose to leave. People can choose to be Jewish and they can leave. If you don’t nobody will kil you.

      Thats a good point. Saudi Arabia has religious police who enforce their restrictions.
      But as far as I know people can leave Saudi Arabia, so you have made one good point but another was a falsehood.
      
      Reminds of storys about native americans in the early colonial days, sometimes women and children were taken captive and grew up within the tribal culture.
      Funnily enough when they were ‘rescued’ often at their first opportunity they would escape to be back within the tribal culture they had known.

I know it is raining but I think I have had an Epiphany.
I heard Winston last evening – not something I would normally do, but I believe he, even as a Maori, is right about the changes to the RMA which is effectively giving control of the country to Maori under the new proposed changes.
I would normally in no way vote for him and his Party, but am ashamed to say that if this National Government continue to proceed they will for the first time ever lose our votes.
Who we vote for, if anybody, will be for consideration.

  Paulus, Winston like any long term MP wants to leave a legacy. I can only do as he says if he has the balance of power. If he is in such a position he can be deputy either way he goes so he will be pushing for major policy that will change how NZ governed for ever. I am appalled National would rather have the racist Maori Party and even Hone as coalition partners than NZF,
  
  I have written to every National Party MP asking them, one last time, to suspend the RMA reform bill so it can be sorted out properly.
  
  If National does not step away from this separatist abyss the future social and economic deterioration of this country is certain.
  
  In its current form, the bill is a total disaster both for Māori people and this country. It will benefit the elite in Māoridom but not Māori people at the bottom.

    The Bill is the worst legislation I have ever seen.
    The debate last night showed what a pitiful bunch we have in Parliament .
    For Marama Fox to put up an SOP on GE and claim that people of Hawkes Bay supported it was totally misleading.
    The group Pure HB is a small group with their own agenda and there is no support for this move from organisations such as Federated Farmers and other truly representative bodies.
    National have made a huge mistake with this legislation .

Royal Navy chases Spanish patrol boat out of waters off Gibraltar

A Spanish patrol vessel has been accused of trespassing in Gibraltar’s waters just a day after Madrid called on Britain to calm down over growing tensions about the future of the territory.

The Royal Navy’s HMS Scimitar challenged the vessel and it left.

The Infanta Cristina entered the territory’s waters at around lunchtime on Tuesday in Gibraltar’s government said was an “illegal incursion”.

The incident came only a day after Spain’s foreign minister urged the UK government to keep a cool head over negotiations over Gibraltar’s future, following suggestions from a former Conservative leader that Theresa May would be prepared to go to war to protect the Rock.

The last time the Brits and Spaniards locked horns the paella eaters got swimming lessons.

        Mikenmild is correct, the fuzzie-wuzzies were in the Sudan, and Corporal Jones served there twice, first in the original relief force to try to rescue General Gordon, then in the force led by Kitchener to conquer the Sudan.
        
        Jones also served in India (probably the 3rd Pathan war), South Africa, and throughout WW1.

So the media don’t seem to be happy about the Labour Leaders predicament and are going all out to lesson the blow with stories about he is holding himself responsible for what has been said and as a opposition Leader that is his job to hold the government to task. Well they never gave John Key the leeway that they give Andrew Little and they sure as he’ll didn’t give Colin Craig the same soft treatment that the Little man with the big mouth is being accorded so it makes me wonder if the media have a stake in this game. Why are the media not digging to find out where the money is coming from to pay for Little’something discretion.

There is a local paper, Regional News that has been around in Wellington for a year or so. I occasionally look through it.
This week, it has a very interesting full-page ad on the back for a book. The book, Prison Planet Revelations blows the lids on the shape-shifting reptilian aliens who live among us. The Queen is one.
The ad helpfully gives the name of the author, Denis Goodwin, and his address and phone number! So any Kiwibloggers in Taranaki might want to visit Okato should they wish to stock up on tinfoil helmets.

Regardless of whether or not ISPs are spying on you, others are. Use a VPN gives you some security against that.

To tell people to not use a VPN because people should not spy on you is like telling people to not lock their front door because people shouldn’t steal from you.

Should have been implemented a long time ago by the government as poorly educated immigrants with no skills or money are not the sort New Zealand needs and a lot end up just being a drain on the country.
Probably actually needs cutting back further.

        I can only reply to myself or report you Maggy, I agree absolutely, I just think that the family is the one who has that information not the hospital, dare I say should be more familiar with the disease too.
        I find it hard to believe that the patient and the family were not aware of the typhoid at the hospital.
        They should have told people, or is it one of ‘those’ diseases that people do not want to admit to having?
        I do agree with Jonathon Coleman that he should have been told by the hospital.
        My comment was more that noone seems to take responsibility for doing anything themselves and expect others to do it, NZ authorities anyway.
        I was more musing on whether the authorities have that responsibility in the islands.

I made a comment yesterday that Susan Rices requests for “unmasking” of US citizens caught up in comms intercepts occurred after the election so nothing to do with political espionage in terms of Trump being elected or not. All on Red asked for the source but I did not pick that up until this morning.

        Another interesting little point – Susan Rice denied ever knowing about unmasking US citizens in an interview recorded just a couple of weeks ago; she’s changed her story now that of course she knew but it was perfectly legitimate.
        
        From what we’ve seen, she’s a practiced serial liar who simply cannot be trusted on anything she says. Recalling her public performances blaming Benghazi on a video (which we know that she knew was false) and other performances, nothing she says can be trusted.
        
        And there’s no doubt that this goes straight back to Obama as well; he’s implicated thoroughly in the scandal. Maybe he best stay in Tahiti for a while.

    1. Create a suitable click bait heading
    2. Create a summary of no more than 2-3 paragraphs of your intended post
    3. Create a couple of paragraphs explaining a proposed solution to the problem that you are highlighting and lastly

Based on the responses and inability of people on here to understand satire as well as the inability for some people to write a coherent response to anything, I believe that we are in need of more options than just up or down tick.
Can I please propose the creation of a face palm icon to allow us to neither up or down tick a comment, but simply indicate the shear stupidity of it?

So Syria has used chemical weapons on its own citizens again and some of them apparently survived the initial strike. In the event that there any journalists reading kiwiblog today, this would be an excellent opportunity to help the Green Party get some free publicity by ringing up Steffan Browning and asking him – in a personal capacity rather than in his former spokesman capacity – whether he thinks these survivors should be treated with homeopathy. If you can treat Ebola with magic water surely you can treat chemical weapons too.

A message against taking the law into your own hands – vigilante action – has been sent by a judge who sentenced a man to 22 months prison for slashing the tyres of people parking on city streets while using Wellington Airport (cheaper, but annoys local residents no end).

Two messages actually

1. middle class folk who travel overseas are important people and their selfishness/freeloading knows no bounds and yet their impact statements just broke the heart of the judge.
2. victims of offensive/annoying/criminal behaviour have to let other people manage this – to the level (that the middle class folk think is important) that they could be bothered to.

      Every parker at the airport is already fined. The monopoly ensures parking rates are 3x – 8x the regular CBD parking rates.
      
      In this instance I expect Justin Lester swoop, making public street parking (that ratepayers have already paid for) into residents only space thereby forcing everyone into the overpriced airport parking … where the council has a 30% holding.
      
      They’ll use regulation not to benefit the public, but to maximise their profitible monopoly.

I had an amazing experience this afternoon. Leaving work a little early due to the South Auckland power cut I found all the traffic lights were out. The Manukau streets were working better than ever before. People were driving cautiously and courteously. It carried on to the southwestern motorway with not one act of idiocy witnessed all the way.

Do we really need traffic lights? [grin]
