Labour’s ground-breaking new policy on reforming planning rules will make housing more affordable, Labour’s Housing spokesperson Phil Twyford says.

“Labour will free up density and height controls to allow more medium density housing and reform the use of urban growth boundaries so they don’t drive up section costs. This will curb land bankers and speculators.

“The other new element is changing the way we fund infrastructure for new developments. Currently those costs are either subsidised by the ratepayer or passed by the developer onto the price tag of a new home. That makes houses much more expensive. It also means they are paid off through mortgages at expensive bank interest rates.

“Our new policy will see infrastructure funded by local government bonds, paid off over the lifetime of the asset through a targeted rate on the properties in the new development. This will substantially reduce the cost of new housing.

“Reforming the planning rules will stand alongside Labour’s commitment to crack down on speculators, and build 100,000 new homes for first home-buyers. These are the game-changing reforms that will fix the housing crisis and renew the dream of Kiwi homeownership.

“National has been blaming councils and the Resource Management Act for rising house prices for the past 10 years, but have done precious little to fix the problems.

“Labour has the policies and the political will to get the job done,” Phil Twyford says.

By lowering housing costs, the city would improve standards of living and reduce poverty. Could I just say that before this thread degenerates into a food fight by the various factions on global warming etc my review was about the extent to which the report complied with the statutory requirements and did T&T do their projections (and particularly their estimates of the uncertainty) in a manner that would be regarded as statistically robust. It doesn’t discuss issues around views on climate change and relies upon the IPCC guidance. I do make the point through that sea level isn’t rising as fast as the IPCC projections would suggest so using a lower bound of the current rate wouldn’t be inappropriate.

The key specific findings were:

1. Under the RMA coastal hazard assessment needs to be in accordance with the NZ Coastal Policy Statement. The first NZCPS was issued in 1994 but this was superseded by a new version in 2010 that extensively reworded the provisions around hazard assessment from sea level rise. Most surprisingly T&T 2015 bases crucial assumptions, particularly on sea level rise, on the NZCPS 1994 (and guidance issued in respect of that), not the NZCPS 2010. This significantly exaggerates the risks because NZCPS 1994 refers to possible sea level rises; NZCPS 2010 requires the likely effects of climate change to be used.

2. T&T 2015 incorrectly applied precaution, adding bits for “safety” throughout. Thus it further exaggerates the risk it reports. This too is contrary to the NZCPS 2010 (and DOC’s guidance on this) namely that precaution is not to be used in the assessment phase, this being the prerogative of the Council when it comes to managing those risks.

3. They double counted uncertainty in the models they used to do their projection of the shore line and this exaggerates the risks. They used grossly exaggerated limits when estimating the uncertainty compared with what they claimed they were doing.

4. They failed to test their model against history to see if it stacked up in the real world. For example they made no attempt to look at what the coast line did when major storms hit in the past to see if their model was consistent with that.

The above failings make it unfit for use under the RMA or even to be used in any type of planning or resource management.

Hmm. Mind you, you will see how highly Smith rates the Kiwi batting line-up when he sets his target at the declaration. Realistically there is no way we will score the 500 they are currently ahead, but with Williamson, McCallum and to a lesser extent Watling in our side I think he might bat on until they are 550-570, maybe even 600 ahead.

So over five sessions to bat out time. We did it in Perth in 1989, courtesy of ‘Paddy’ Greatbatch and a few of his friends – including Martin Snedden and his debut, ironically, Chris Cairns…

If we realize that bankers can store tens of millions of currency literally on just a few bits on a hard drive on their bank server, and if we understand that we can purchase a 5 Terabyte Western Digital hard drive that can hold 40,000,000,000,000 bits on Amazon for just US$179, then we really should question why we believe that digital bits will ever preserve our lifetime of savings for the next 10 years, or even for just the next 2 years.

It seems that most of us have already forgotten, quite conveniently, that banker digitalization of payments for our labor allowed bankers to easily steal 47.5% from all Bank of Cyprus accounts greater than € just a couple of years ago. With our compliance with such actions and our and acceptance of digital bits for our labor, as noted today here on ZeroHedge, Bank of Ireland bankers were recently able to ban withdrawals of less than €700 from all of its branches with little protest and relative ease.

While most of us would realize that something sinister is afoot right now in the global banking system if we merely diverted our attention away from the Sunday football game or the Game of Thrones episode on our TV for just 10 minutes to think about these issues, unfortunately, the vast majority of us still do not ever stop to think about the meaning of such events.

The emails, provided to The Intercept by a source authorized to receive them, are particularly illuminating about the actions of Tanden (right), a stalwart Clinton loyalist as well as a former Obama White House official. They show Tanden and key aides engaging in extensive efforts of accommodation in response to AIPAC’s and Lewis’ vehement complaints that CAP is allowing its writers to be “anti-Israel.” Other emails show Tanden arguing that Libyans should be forced to turn over large portions of their oil revenues to repay the U.S. for the costs incurred in bombing Libya, on the grounds that Americans will support future wars only if they see that the countries attacked by the U.S. pay for the invasions.

Len Brown has made the (unsurprising) announcement that he won’t be standing for the Auckland Mayoralty in 2016.

In my opinion, Phil Goff will be strongly promoted as his successor, because he will be seen as a safe pair of hands for the corporate interests who really run the Auckland region.

In 2010 – the Auckland voter turnout was 51%.

In 2013 – the Auckland voter turnout was 36%.

For those who think that Phil Goff will be a ‘shoo in’ – I suggest you have a look at the results of the Avondale-Mt Roskill by-election back in 2000……

But I do have some younger folk – who are VERY keen to help my 2016 Auckland Mayoral campaign.

In 2013 – I polled 4th, with nearly 12,000 votes – WITHOUT a ‘team on the ground’.

This time I WILL have a ‘team on the ground’ to campaign against this Auckland Supercity’ (for the 1%), in order to ensure ‘open, transparent and democratically accountable’ local government.

That’s the thing – when it comes to voting – there are FAR more members of the 99% than the 1%?

And if a lot of the 64% of Auckland voters (who didn’t bother in 2013) decide they’ve got someone worthy of their vote – that could throw a rather big spanner in the electoral works?

Is current Labour MP Phil Goff, former ‘Rogernomics’ Cabinet Minister in the 1984 -87 Labour Government, going to inspire the non-voting masses to get off their asses, (as it were), and vote for him, as a somehow transmogrified ‘Independent’ Auckland Mayor?

I saw him on TV being interviewed by someone or other, I completely forget who. One of the bland news actors we have on TV. It was all about Steve Williams, making Tiger Wood’s career and events in Tiger’s life, all about himself. It was a disjoint experience, where he struggled to reconcile his close relationship with Tiger (best man) with all the events he was complaining about, and distancing himself from. Sadly you are correct in both what you think I might have said and what is essential if most of government resources will not be needed tp look after the mass of obese diabetes sufferers.

I see nine sheeples who simply believe in individual choice at all costs to Society gave me a downtick which is simply par for the course here with KBs collection of blinkered sheeple.

The current situation is bad and the future is even bleaker looking. I seriously doubt that education is possible and burbling on about exercise is just skating around the problem, quite correct of course and I remember being brought up in the UK during WWII when each person was rationed to one pound of sugar a week, sweets two ounces pw. Despite frequently cycling 5 miles to school and back I still put on weight and retained it thanks to the good living standards of NZ which will be its downfall. Modern technology will not help but rather emphasise the problem and government control is the only prudent course.
But the KB sheeple will just go BAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAA!
It is a shame they are so brainless in this respect.

““‘Shut up,’ he explained.” That’s a sentence from Ring Lardner’s short story “The Young Immigrunts.” It’s an exasperated father’s response from the driver’s seat to his child’s question, “Are you lost, Daddy?”

They also can be taken as the emblematic response of today’s liberals to anyone questioning their certitudes. As with the father in the story, it’s a response that indicates uneasy apprehension — the fear that they have no good answer.

It was not always so. Today’s liberals, like those of Lardner’s day, pride themselves on their critical minds, their openness to new and unfamiliar ideas, their tolerance of diversity and differences. But often that characterization seems as defunct as Lardner, who died far too young in 1935.

Consider the proliferation of speech codes at our colleges and universities. The website of the Foundation for Individual Rights in Education sets out the speech codes at 400 of the nation’s largest and most prestigious institutions of higher learning. The liberals who run these institutions — you won’t find many non-liberals among their faculties and administrations — have decided to limit their students’ First Amendment right of freedom of speech.

One would have thought that universities would be the last place to limit free speech. The American Association of University Professors was founded a century ago this year precisely to champion free speech on campus.

That was then and this is now. We are told that speech codes are necessary because some students may be offended by what others say. In recent years we have been warned that seemingly innocuous phrases may be “micro-aggressions” which must be stamped out and that “trigger warnings” should be administered to warn students of possibly upsetting material.

But colleges and universities remain largely no-go territory for those who disagree with prevailing campus opinions. A notable exception is Liberty University, founded by the Rev. Jerry Falwell, whose mostly conservative students in great numbers listened politely and attentively to a speech by presidential candidate Bernie Sanders. It was quite a contrast with places like Harvard.

Even beyond the campus, liberals are eager to restrict free speech. This is apparent in some responses to those who argue that global warming may not be as inevitable and harmful as most liberals believe, and that while increased carbon emissions would surely raise temperatures if they were the only factor affecting climate, some other factors just might be involved.

Many liberals won’t hear of this — and don’t want anyone else to, either. Some extremists call for global warming “deniers” (a word used to suggest kinship with those who deny the Holocaust occurred) to be imprisoned or even executed as heretics. Democratic Sen. Sheldon Whitehouse has called for criminal investigation of global warming theory critics under the federal anti-racketeering statutes.”

I promised earlier that I would give the reason why I started this page. Some may already be aware why i started it.
2010 I left my job of five years as I had enough of the person I was working with. I thought that the job market would be reasonable for me to find other suitable work which would meet my needs. I was wrong. Several issues that I was aware of was the pay rates that would make it at least a livable income and that was certainly not working for minimum wage. some may say that was selfish and stupid to the point it would be better than the dole/benefit but if you added the child support payment deducted from the income I would be working for nothing. IRD as far as child support payments is an issue that I dont have a problem paying for it but it certainly adds to the fact that it isnt based on a fair system either. And dont worry I have been on both sides of the river when it comes to a paying parent and on SOLO parent benefit etc etc.
While I was unemployed, I decided to do a course to achieve some goals that would assist with obtaining further skills. Achieved and completed.
During that 3 year period I became aware of the restrictions of being on a benefit compared to any other time period stretching over my 40 year working career. The rise in costs of food rent power and the lack of the benefit system keeping up with the basic costs of survival. I felt choked. I needed to sell my car because you cant afford the gas, but you need the car to get to work etc. Boarding instead of having a place my own. And someone in my age bracket, uncomfortable..Hated it…But you take it on the chin hoping that life will turn around for the better.
I see my kids struggling worse than I ever did under a system which has certainly NOT arrived into this century..
So I wanted to see if I could do something about it.
FACEBOOK..what more could i ask for here in front of me I have a social media that can reach out to people and see if I can strike a chord with others..
I wanted to somehow make a difference to this OUTDATED and unfair system which chokes us even more.
And the reason I say that is because work is harder to get.
Temp work temp work..slaves to a changed system, used to meet the demands of companies who want to save more dollars.
This in itself is understandable with having to fork out money for Kiwisaver acc and the rest.
The government getting rid of unions because a few of the stronger unions choked this country to bits.
However, The longer one is unemployed the more disillusioned one gets and I admittedly felt like giving up.
Adding to my thoughts on this matter was meeting some of the people around me over many years.
I was heavily involved with Emergency accommodation, meeting people from around the world.
The above meant working with WINZ,PARS, Salvation ARMY, PRESBYTERIAN SUPPORT, MENTAL HEALTH SYSTEM, WOMENS REFUGE, POLICE etc etc etc.

I have also worked as home help, personal aide, Commercial cleaner, truck driver, storeman, labourer. Some positions seven days a week, at all hours 7am in the morning till midnight an hour here an hour there.
I am an average joe..No qualifications etc forklift and truck licence.
Getting to the point I have met many people across a wide variety of life.
And I have seen and understand life’s difficulties through my own personal circumstances. Strangely enough I prefer my own company and I certainly would not call myself a peoples person.
BUT, I wanted to do something about this unfair outdated system that we have now and it nagged at me for weeks before I jumped in and started this page. I wanted to do it partly for me, mostly for my children and others that I have met. At the time I thought I would be happy getting a thousand as members and never thought that it would reach this number..
Enough of me and i hope get some of the reason why.
Basically the page is what it is: SEEKING a SOLUTION TO CHANGE, FINDING alternative solutions that enhance the system keeping it FAIR so as not to offend the working class. Offering those ideas to MP’s who could see the sense and benefits of those ideas.
What the rest of this page is about is..you guessed it listening to others moan about their experiences with WINZ. then we can see COMMON problems among the system.
I never wanted the page about giving advice as I felt I was not qualified to do so which is why we have kept that part of the page to a minimum except when those posts are out of the norm. By this I mean I didnt want the page to go into questions like “WHEN DO I GET PAID?”
The majority of those type of questions can be answered by ringing the 0800 number or on their website.
The questions I like seeing is when someone else may be able to give an answer through here own experience or suggesting seeking more one on one advice from a WINZ Advocate. This way its being dealt with both parties getting the whole story right..

All I ask of people joining the page is to treat everybody the way they would like to be treated.. I dont like the word RULES..I dont want to make them.. JUST COMMON DECENCY nothing more nothing less.

One last thing I dont consider this my page I consider it ours..Its hopefully all of US that want to see CHANGE in the SYSTEM

Many thanks to my admins.. so far they are doing a great Job and I want to thank everybody who has stuck with it..It may offend some at some pont but if we work though it then hopefully a positive is seen.

The point is, Bernie Sanders, a far Left Dem, spoke there and was treated with respect. If a Right Wing candidate went to a Liberal university there would protests, demands that he/she bot be allowed to speak, and threats against the speaker.

So, conservative universities turn out young people who have respect, manners, and who will listen to alternative points of view and Liberal universities turn out young people who hate free speech.

Case closed.

And the best criticism you can come up with is that the young people are not allowed pot and porn.

Grant McLachlan (a former Parliamentary researcher and a Nat campaign director) recently spoke out about National’s well resourced and well organised spin machine. Last night he appeared again in The Herald, with some home-truths for National on the bungled flag process:

On the subject of bias:

Steven Joyce’s former private secretary should never have been selected as the senior advisor to the panel. The Director of the New Zealand Flag Project, Kylie Archer, also has a CV that raises too many questions. Were John Key’s public statements during the process the result of information leaked from panel meetings?

McLachlan might also have mentioned that Julie Christie, one of the Flag Consideration Panel members who helped to pick the final 4 options, also sits on New Zealand Story, a NZ Trade and Enterprise body which promotes the Fern Mark logo. Probably just a coincidence that 3 of the 4 finalists features a silver fern then, right?

What they should do is start the assessment process again, call for submissions on the existing submitted designs, and assess all designs properly and objectively. … In the meantime, the first referendum should be delayed until March. Considering that most polls show that none of the final four designs are good enough to defeat the current flag, National’s pollster shouldn’t object to that.

Manlo Islam is a sick to its core religion. To glorify death of innocents is not only sick by a bane to society as a whole. If these people believe allha is god, then god must be evil and i would hate to be associated with him as god is supposed to be righteous and just. I know the god I believe in is righteous as he does not glorify death but life to those that seek love and forgiveness.
