Good to see the landlord explain the reasons. Maybe the tenants will begin to understand why their rent is going up and how much more risk and scorn heaped on the landlords are costing them. Remember to say: “Thank you, Labour” when you can’t even afford to rent anymore.

    A developer says he will be laying off staff in Tauranga by the end of the year as a long-heralded land supply crisis is predicted to hit home.

    “If there is no new housing supply by the end of this year I will personally be laying off staff,” he told Tauranga City Council yesterday in a presentation with fellow developers Scott Adams from Carrus and Bluehaven chief executive Nathan York.

    Yup, and if that rental contract had been for longer than a year even standard inflation would account for the rise. Landlords need to make a living too and while Labour continues to push up the cost of living their income shrinks unless they raise rents.

    No intimation yet from the government that rental properties will be excluded from a CGT, as is the case with some other assets – explicit or implied.
    
    A possible CGT is a risk. All businesses should be assessing risk and making mitigation plans. Those plans need to also take into account other risks, specifically the review of the Residential Tenancies Act later this year where there are indeed intimations. Like more rights for tenants, including restrictions on rent increase timing and removal of ‘no cause’ terminations of tenancies.
    
    If landlords can raise rents now and still find good tenants, then they are following good business practice.

    I would like a “journalist” to ask Ardern if she has ever been a landlord – and does she understand the issues a landlord has in protecting their big investment and dealing with sometimes uncooperative and sometimes destructive tenants?
    
    I predict her answer will be along the lines of “I’ve never been a landlord, but I was a tenant once so I know and understand how landlords work.”

  Pot calling the kettle black here. Did he do the same with the last few increases when national was government? We can thank National for increases due to:
  1 – Record immigration rates growing demand for housing stock.
  2 – Requiring scaffolding for simple building work
  3 – Several Minimum wage increases
  4 – health and safety rules putting more responsibility on employers with higher fines for non-compliance
  
  This is shit national did do rather than proposals labour haven’t implemented – and they are only a handful I can name. If I was to do some more research I could probably name a bunch more that directly contribute to an increased cost of housing. And I could name even more indirect causes by national that increased housing costs.
  
  The reality is National is more like labour than they are like national from 1999. If I was generous I’d call national centrist.

  A Hamilton-based landlord took to Facebook earlier this week to encourage fellow property investors to tell their tenants 10 percent rent increases were on the way if Labour wins the next election and introduces a capital gains tax (CGT).
  
  The Standard and some other social media were outraged.
  
  Then yesterday it was reported that Minister Ron Mark, the provider of actual funding to the group he was speaking to, was recorded saying the following –
  
  “To be perfectly honest, when I look at the polling results of my political party New Zealand First, then the veterans, the Defence base, you guys haven’t supported us. At all,” he said.
  ….
  Mr Mark then pitched for a political lifeline.
  
  “If all the Defence Force family and everybody, uh Aaron and everybody else in the Defence Force threw us their party vote we’d probably be at 15 or 16 percent,” he said.
  
  The Aaron he mentions is Aaron Wood – former soldier – founder of No Duff. No Duff got $25,000 in government funding last year.

  Apparently no improvements have been made to the place and whatever costs involved with CGT won’t happen in the next twelve months.
  If these people move the landlord has to foot the fee to find another tenant. Seems he’s charging these tenant for the expenses, which seems a bit unfair to me.

    Perhaps you could show us where in the Residential Tenancies Act it says that rents cannot rise unless there are improvements made.
    
    There is provision for a binding review of rent amount if the Tenancy Tribunal can be convinced that the rent is significantly above the market. Almost never happens, but tenants can apply and it will only cost them $20. And they will have it refunded if they win. Plus if the landlord then tries to turf them out the tenants can apply to have this set aside as retaliatory and good chance they will win that case.

    The new healthy rental requirements have been firmly announced. The exact form of CGT hasn’t been yet, but it’s going to push up costs on landlords. So two additional expenses landlords know they will have to pay in the near future.
    
    There are limits around when landlords can increase rent, so they can’t just time increases to match exactly when these new expenses hit their bank balance or when a new set of tenants move in. Instead they are, quite reasonably, taking best guesses as to how much these will cost them, and passing that on during their next scheduled round of rent assessment.
    
    But it hardly matters whether the increase is passed on to current tenants or the next guys. At best that just delays the impact for a transition period. The fact is both these policies are causing rents to increase. Exactly as Labour were told they would.

    You’re making the same mistake as the journalist. There are more costs on a landlord than improvements and CGT. Try adding, for example, rates increases, inflation, regulation, ring fencing, interest rates, compliance costs, increasing cost of tradies for regular maintenance, insurance, management fees… All add a cost to the landlord.
    
    And most of these increased costs are directly or indirectly attributable to Labour policies.

Handling donations should be a bread & butter operational matter for any political party. $100,000 donation the paperwork should all be there. Should be able to hand everything over to the Police and make a few people available for Police interview all finished in an afternoon.

But there are issues. Serious Fraud Office issues.

Generally with white collar crime when one dodgy transaction is found there are almost certainly more that can go back a number of years. If SFO anit finished in a short time then the Natz swamp, taking all that CCP money over the years, have got real problems.

No, it was our Tova with all the hand and arm actions of Ardern – she must have studies her.
She was havig a wet over the fact fo th firt time ever the SFO as being asked by the Police to investigate Simon Bridges and Jamie Lee Ross revelation over a donation of $100,000 – thought the SFO was for $2 mill deals.
Why wasn’t Peters done for the $148,000 he stole from taxpayers ?
Tova was all in her glory supporting her mate Ross.

I haven’t read the story but could almost certainly write it – and, given the current standards in journalism, do a better job of it.

I divert.

When are the idiots going to start to understand that this action is correct?

Language has no other purpose than to communicate.

It (language) started when one fellow wanted steak for dinner and needed the cooperation of another steak desirer to get that steak.

The reason has changed (slightly) but the object remains the same.

Speaking stone-age gobbelty-gook to a group of english speakers is like using NZ’s other official language in a braille school – a complete waste of everyone’s time.

Speakers to any group, unless invited specifically, should either talk in the language of that group or provide, at their expense, an interpreter so that those harangued can at least understand they are being harangued.

  Soper says someone will be toast, I think it is very possible it could be JLR facing an SFO investigation. He handled enough Chinese money, has shown to have no moral compass. Has made about $1.5 million in his life time before tax and considerable expenses and had less than no family money yet was able to purchase a $4 million house prior to the last election, his wife made about $35k.     Ye, but it is the CoL’s latest cunning tactic to avoid answering questions on it. The plot as we saw yesterday was the brainchild of the slime that is the Toxic Gnome. This is because NZF in particular is in a spot of bother over the CGT:
    1. they can’t advocate for it and alienate their supporters; and
    2. They can’t slay of the proposal about CGT because they are part of the CoL.
    
    So instead the Toxic Gnome uses the semantics of the dictionary and the House to get Duckie yo shut down debate.
    
    Well 2 people can resort to the same tactics, and I can assure the Toxic one he’ll never be able to spin enough to shut down debate.

Let look at retirement savings schemes over the past 45 years the time it takes a 20 yo to reach 65.

In 1974 Labour introduced a national super scheme employee 4% employer 4% access at 60 yo.

In 1975 National scrapped the scheme.

From there on we had a constant tinkering and tampering with private super schemes

In 2007 Labour introduced KiwiSaver. Since them we have had a constant tinkering and tampering with the rules.

Now we have the proposal of a 33% CGT.

An Actuary will tell you that an 18yo should be in a Growth Fund for most of the time until they reach 65.

A Growth Fund will invest in mainly stocks and property. A good Fund Manager will buy and sell stocks on a regular basis the maximise the capital gains and also property to a lesser extent.

So for the thick end of 47 years the KSer will pay 33% tax on the capital gains. Again an Actuary will tell you this will significantly deplete the final retirement pot.

Contrast this tinkering and tampering with a contract between 2 citizens. the rules are established at the outset. Any changes must be approved by both parties.

No imagine an All Black game where the points for a try conversion or drop kick could vary over the 80 minutes from 10 points to zero points at the whim of the referee.

Now you can see why I hold successive generations of politicians in contempt and have no respect for any of them.

The have no respect for the hard working citizen trying save from their retirement after being gouged to pay for politicians to bribe the slothful and lazy to vote for them.

A plague on all their houses.

  When I joined the work force many years ago, I did not trust any government to provide for my retirement. I made myself prepare for that and have succeeded.
  
  Now, when the government does start to give me a few bucks per week I will take it. Will it make a difference, of course it will but would it be enough alone….no need to answer that.

She is reported as saying that she is “too working class” for Marlborough and has been told that the region needs a white, middle class male as their MP.
However, if Labour had put her higher up on their party list (as I believe she was expecting), Ms Walker would be in parliament now.
That is her problem – too low a ranking on her own party list.
But, OK, blame the white, stale males.

  BigNap, my wife and I were sitting on the Napier foreshore enjoying lunch. Within earshot were a group of Maoris enjoying the sunshine and unemployment. Other than the loud voices and the trademark Maori laugh, the language was peppered with swearing. There were little kids playing on swings and would have heard everything. Hawkes Bay is a lovely area, with good climate, but has a rubbish element.

Christchurch councillors have been questioning the city’s Labour Mayor, former Cabinet Minister Lianne Dalziel, over her husband’s law firm’s relationship with a Chinese water bottling firm.

Dalziel’s husband, Rob Davidson, is also the father of a Christchurch city councillor, Mike Davidson.

Rob Davidson’s law firm has been actring for Cloud Ocean Water since October.

There have been demonstrations in Christchurch over Cloud Ocean Water’s plans to sink deep bores for artesian water. Cloud Ocean Water bought water resource consents that formerly belonged to an NZ company that previously serviced the export agriculture industry.

Stuff has reported that Rob Davidson’s firm had scrapped an offer to lobby nationally and locally on behalf of the Chinese bottling company.

She starts out ‘why did you do this and why did you do that….’ and when he answers that he didn’t, she ends up resorting to ‘hypothetically, if…’

SHe was trying to make the case that because Wells Fargo was one of 17 banks that financed the builders of a pipeline that (might) leak, that Wells Fargo should be held responsible for any cleanup. I don’t see the logic in that, but then again, AOC has never been that logical.

In part, Cullen writes:

The Government has a trump card that could make a capital gains tax less unpopular and far harder for any future National government to reverse.

Tax Working Group chairman Sir Michael Cullen has proposed making a tax on capital gains “tax neutral” by handing back the $8.3 billion in revenue it is expected to generate over five years, mostly through income tax cuts and improved KiwiSaver incentives.

But a well-placed source believes the Government is likely to propose slashing the rate of a capital gains tax (CGT) and introducing significant exemptions to get the tax in place, while still offering all the major “carrots” and keeping the change tax-neutral.

The financially troubled Southern District Health Board has been award $40.3 million of “equity support” by the Government.

Meanwhile, the board, and the Dunedin City Council, are setting up a special translator service in Dunedin to help Arab refugees access the health service, which is proudly being declared as the first in the country.

Dunedin has been declared an official destination of refugees accepted in New Zealand, and 400 have settled there in the last three years, and more are arriving at the rate of 150 a year. They are largely Muslims.

Dunedin was a site for Scottish Presbyterians settling in New Zealand.
It’s interesting that while plenty of folk are patting themselves on the back as do-good multiculturists, there seems to be no voice in Dunedin for NZ’s discrimination against Christian refugees from the Middle East. Why is Otago prejudiced against Christian refugees?

Human rights lawyer Deborah Manning would put NZ defence forces in a strait jacket. Manning says:

“There clearly needs to be a procedure created by the New Zealand state for automatic right to life investigations for civilians killed during any NZDF operations.”

Manning was the lawyer for Ahmed Zaoui when he gatecrashed into New Zealand, and was a friend of the secretary of the NZ Refugee Council, Kaileshan “Kailesh” Thanabalasingham, who died in an unexplained house fire in Auckland in December 2017.

Thanabalasingham was of the same ethnicity, age, and name, of the leader of a violent ethnic gang who was deported from Canada.

    It took years of bloody-minded stubbornness and faith in the law to cut through the obfuscation and stone-walling of the intelligence agencies who claimed her client was a terrorist.
    
    FFS, Zaoui was a politician, a member of the Islamic Salvation Front (the FIS), who had fled Algeria and gatecrashed into New Zealand. He was believed by countries to which he had earlier fled, to have terrorist associations.

    In March 1994, Belgium charged him with being “the instigator or the head of a criminal organisation” and two charges of using false passports. He was acquitted at his first trial but was convicted on appeal and received a four-year suspended sentence.
    
    While still under a Belgian home detention order which limited his movements to the street he lived on, he travelled illegally to Switzerland. The Swiss authorities refused his request for asylum due to his ongoing political activities, and made a deal with Burkina Faso to deport Zaoui and his family there, while still providing Zaoui with a 1500 Swiss franc monthly allowance.
    
    2000–2002: Travel to Asia then New Zealand
    Zaoui left Burkina Faso and travelled to Malaysia with his family in 2000. He engaged in political activity with the FIS in exile.
    
    In 2001 France convicted him in absentia for “participation in a criminal group with a view to preparing terrorist acts”.
    
    During his time in Malaysia, the head of the Algerian police services visited to observe Malaysian policing methods. Zaoui believed that this was a pretext, that the real reason was his presence in Malaysia, and that the Malaysian authorities were preparing to detain him. He decided to leave Malaysia, and on 2 December 2002 he arrived in New Zealand via Vietnam on a fake South African passport.

Dr Shane Reti, National Whangarei, was asking during QT the Minister of Health why children in Whangarei are not eligible for funding for the mengacochal vaccine when the NZ taxpayer has funded vaccinations in Vanuatu to the tune of $10m?

That’s a good question! Why? I’m sure I heard Clarke reply that it isn’t up to NZ to fund vaccinations in other countries?! ?

        Teachers in NZ don’t have to have had the required childhood vaccinations before gaining their teaching certificate.

Remember when spider fingers went to the islands and could not take the Royal Bub because she was not vaccinated. Cost the country a pretty penny for aviation fuel and crew time.

There was a suggestion from someone that spider did not believe in vaccinations.

With the measles scare in Auckland & Christchurch can anyone confirm if the Royal Bub is vaccinated. I believe this is something the public should know.

  Eric Watson is no deadbeat. Almost certainly he, or his advisors, have tried to minimise his taxes and IRD have disputed their interpretation and application of the law. Normal commercial practice.
  IRD can only collect tax according to the law and it is well settled that it is not illegal to attempt to reduce your taxes by considering the law. If unsuccessful, additional taxes and interest can result.

  Sooner or later judicial decisions like this will mean that parents won’t bother reporting sexual assaults against their children. If this occurs there are two possibilities:
  
  1) The offenders get free rein
  
  OR
  
  2) We descend to a state of vigilante justice. This used to be the norm in NZ in cases of kiddy fiddling up until recent times & it could very easily come back.
  
  No parent worth their salt is going to put up with the current crap.

      Not a hope. It really worries me as to what goes on in the heads of our judges. To rationalise a sexual assault on a nine year old kid takes some doing.
      
      But it’s the parents that I really feel for. They’ve done everything right & told their daughter that the legal system will punish the paedo & make sure that he doesn’t do it again.
      
      Then afterwards when the kid asks what punishment he got they have to tell her that the creep will have to read books to old people for a few hours & spend a bit of “time out” at home.
      
      Call it what you will so long as it’s not “justice”.

How dangerous is it?
Before vaccination, we were sent to play with the kids who had it. 2 weeks we were over it. Immune for life.
If most kids are vaccinated, how are kids who are not, a danger to them?
Didn’t our last govt. set targets above 90% of vaccinated under 5’s and achieve them. So what happened?
Questions that don’t appear to be answered.

  Modern measles vaccines confer immunity on approximately 93% of the people who receive them. Kids who aren’t vaccinated provide a real and deadly threat to the 7% who have no immunity and infants who are too young to have received vaccines.
  
  Putting aside the completely avoidable and terrible suffering that accompanies measles infections, approximately 0.2% of measles infections result in death and the majority of thoses deaths are children aged under five. Other non-fatal cases can result in serious complications such as encephalitic swelling of the brain that can cause severe and permanent disabilities.

  Not so for babies (less than 1 year old)… they could become very ill and risked permanent brain damage..
  Not so for pregnant mums…. likely to miscarry or have an early delivery.
  
  These are things we wouldn’t have noticed as kids growing up… but the medical fraternity had to deal with those who got the nasty side of measles.

    There was a higher level of inevitability or acceptance in decades past Maggy when there were large families closely spaced in age.
    
    It was considered a guarantee that kids would be exposed to measles sooner or later so “let’s get it over & done with” was the prevailing attitude.
