Duncan Garner puts the boot into Labours housing policy.
Labours housing policy naive at best, plain dumb at worst. Talk about the unintended consequences, Labour may be shafting the very people they represent.
In their bid to make home ownership cheaper and easier, Labour have stumbled into the room with the trap door and tumbled down.

  Happy chappy – quite right. Where is the crusading journalist John Campbell on this issue? He was right into John Key’s face when National was in power on the issue of housing. Now that his favoured Labour Party is in charge he appears to be missing in action?
  
  I have no confidence this government will be able to solve housing? Even here in Masterton, a little town of just over 20,000 people, we have big housing problems. Rents are unaffordable, house prices are out of control and emergency housing is being overwhelmed.
  
  We need more infrastructure, more land released for housing, more supply of affordable housing, less onerous regulations on landlords, the list goes on and on.
  
  Can John Campbell please interview Jacinda and ask her about this? Would that be too much to ask?

    Campbell was interviewing our fuckwit Finance Minister this morning on TV1 (I was watching with TV muted) but from the looks on their faces, the questions could not have been too difficult, or perhaps planned.
    
    Simultaneously, I was listening to Hosking interviewing the same fuckwit and whilst some questions were difficult, some only served to let said person prattle on about things that could only be justified under Socialist doctrine. I was a bit disappointed in Hosking’s interview really, he seemed to let the lies told be flagged away with weasel words which in reality, amounted to BS and more lies.
    
    IMO, when the same person is being interviewed on TV and Radio simultaneously, there should be some indication as to which or both were previously recorded. That would provide an indication as to which had probably been edited prior to broadcast.

  IMHO the very best result from yesterday with me if nothing changes but I think rents will climb steeply and hurt those that cants afford it and in turn govt will pick up the tab with yet more rental assistance.

      With the next election 2 1/2 years away it’s way to soon to be predicting a Liebour win. With the recent 15 percentage points drop in preferred PM support, and the current trend towards a crash in the economy, there’s a good chance that by next election even the sheeple will have had a guts full and be ready to vote for change.       They are already on their way out. This latest episode shows them flummoxed and caught by global affairs impacting NZ markets. Our housing and other asset prices cannot be contained by the govt. The more they borrow the greater the increases will be.
      
      It would be nice to wave a magic wand and to have an orderly economy but socialists would soon again wreck it. They are not satisfied without being in control. Grant and Jacinda will be very tempted to quit in the near future. It’s going to get a lot worse.

    We are headed for an increase in the Accommodation Allowance. That’s a strange critter, effectively a negative income tax, that subsidies the lower income families to provide greater equity between similar others in social housing with rents limited to 1/6 of their income.

  HappyChappy: The reason the MSM are not ripping apart the obvious consequenses of the housing announcement is not the fact they got 100mil to prop them up, but almost ALL are lefties and as such poking holes and pointing out the bleeding obvious faults in this (or any) Govt policy may drop Labours dominent numbers and, god forbid, see Nationals popularity rise….which is worse for them than reporting what almost all of NZ can clearly see the consequences for the homeless and renters.

    When I watched TVNZ news broadcast last night (just to see how it was reported and reactions), I was really disappointed to see so many rail against property investors. One comment was “why are you so greedy?” To me, this indicates that we are seeing a trend towards communism and the sheeple want it. Rich pricks to hell, it seems. I don’t think the Marxists will win this fight in the long run, culturally or economically, but there will be many people (probably those who support these policies) who will be hurt by it.

      Most owners are individuals and many of those are barely meeting cashflow. That’s historic, once you’ve got an investment property you’re largely stuck with it. I have seen sufficient rental accounts to know how many put a burden on the owner too. Without another regular source of income the mortgage would not be met. That doesn’t make anyone greedy–property owners are taking risks. If they did not provide rental accommodation it would fall on the govt.
      
      As for owners wanting high rents, they are limited by the market and they have high risks. The latest announcement is one of those. As well as unexpected maintenance insurance and finance arrangements can change too with little notice. Letting agencies can be out of control too.

    This is my major concern as well – this measure has crossed a line in the sand. However it doesn’t seem to have been commented on by the experts.
    
    But then I think of the farmers and how much this Govt loves them…Yeah Right !!!
    Will they be the next business sector that lose the tax deductibility of their interest on their borrowings?
    Oh and then there is the Oil & Gas industry and then the way Damian O’Connor is talking maybe it will be the Tourist industry?

      If the government takes tax deductibility of interest away from farmers there will be cowshit thrown down parliament steps and over that pathetic Michael Joseph Savage pic in her office. Some farmers would be paying millions a year in interest, so costing millions in tax if deductibilty taken away.

  I suspect the measures have been cynically crafted to minimise the potential loss of votes to Labour/ Greens. The majority of voters are not really affected and any lost votes would be made up by some who think it will permanently dampen house prices. Many landlords will survive and Labour may lose some votes there but a significant portion of landlords are strong Labour so damage here would be limited. Helen Clark, who apparently owns some rental properties, probably would not care less. I know two landlords, one Labour and the other probably Labour. The former could be hurt by the measures but would be unlikely to foresake Labour. The latter will most probably be OK.
  Tenants however will be hit, bur are unlikely to turn away from Labour/ Green.
  Possibly though Winston Peters may be licking his chops – NZ First is holding a AGM soon. It would not be surprising if Winston has another crack at politics in 2023 and would probably benefit from Labour’s measures (unless he is excessively senile by then).

    I can’t stand Winston Peters. But he will have a good point: soft National voters left National and NZ First, and went with Labour. How is that working out for those voters? Labour broke its promises in respect of the bright line test in less than 6 months from the election and is causing a wage-price spiral. No one should be surprised.

    Landlord , Property Speculators and investors are all business operations. They should pay tax on their profits like any other business. The changes mean that this specific type of business can no longer claim a specific type of expense (mortgage interest) against their profits. This will mean they pay more tax than they otherwise would have.
    
    All this does is disincentivise this type of business. Where are the rental properties needed by the people in motels and the people saving for a house to come from? Doesn’t this just make it harder to save for a house, as rentals will be higher?
    
    If properties are not investments, ‘so called property investments’, why would you charge a capital gains tax on them? CGT is for investment gains.

      I have stated numerous times that cheaper land is probably the only solution. That requires local councils to face a reduction in their powers or avarice.
      
      Look at how little of the “council contribution” is actually applied to infrastructure and how restrictive councils are in the development of new subdivisions.
      
      Look at their lack of investment in infrastructure while they fuss about cycle lanes and rainbow crossings.
      
      When a tiny 450m2 section costs more than $600K you will never get sub $400K homes in NZ.

        Have to agree with you on the land price thing. That would mean the town-border landbankers taking a bit of a notional hit. So be it I suppose.
        
        Realistically I guess one would be looking at something like a serviced 500m2 section in a provincial city being something like $150k instead of $300k or so – a basic (prefab) 100m2 3br 1bath house at abut $250k. Good luck with that …..

        Council/ local body mismanagement are right up there with with the worst.
        Other bloggers have often mentioned that the inclusion of wellbeing’s in the LGA has opened a tsunami of social spending to the detriment of the the three waters etc.
        Question: Now Government is taking over water management itself will the savings trickle back to the ratepayers ?

  And here’s the starkest truth. Neither this measure or any of the others in this Government annoucement will make the slightest bit of difference to house price inflation. Prices will continue to rise and the latest ‘suite measures ‘ will become just another footnote to a long list of failed policies.

  “A landlord I know well who has more than 40 rentals across Auckland wrote to me last night.
  “Hey mate, how are you? See the new housing rules?” he said. “Last week I put my rent up by 8-10 percent and none of my tenants blinked.
  “I’m still renting them at below market rates but I’m going to put my rent up by $135 dollars per week per property next year. I’m going to pass the new tax to the tenants.” “
  
  So what this guy’s saying is his rental properties are mortgaged to the hilt and if his tenants can’t/won’t pay he’s in the shit because he’ll have to start selling them off at a loss.
  I would suggest if this a true story Garner should get the bloke on the line in 12 months with an update.
  This time next year he’ll have 45 properties racking in an extra six grand a week. Sounds fair.

  Labour shafting the people they claim to represent isn’t unintended. They actively want those people dependent on Government. It’s their fundamental strategy to ensure they stay in power. They don’t want home ownership and low rental costs.

    If you really wanted to get young people into houses they own you would do what they did in the UK when I bought my first house. Make the interest you pay on your home loan tax free. This helps those new to housing most and those already in a house but with a decreasing loan but enjoying the capital gain get less. You just have to make sure loans can not be used for other than the home so borrowing other than the original loan not allowed.

      There are many methodologies that could be utilised and unfortunately there are just as many looking at ways around the systems they put in place.
      
      “Distortions” in the market always have downstream issues. National understand this so are legislation averse, labour are clearly not.
      
      We have been advising clients for months now that despite assurance from the liars, the Brightline would be altered sooner rather than later. Didn’t foresee the “interest” stupidity but that’ll be a problem awaiting a solution 😉

      So I buy a $600k house with 20% deposit. Borrow $480k. At 3% the interest is about $14k. so one would get a $14k tax credit in year 1 tapering off to $0k in year 25. That’s a total tax credit of about $175k spread over 25 years. At a marginal tax rate of 30% that would be about $50k in the hand. Pretty generous ….

        Sorry. I’m not trying to pick a fight – just looking at numbers. I don’t see the people in motels as being relevant to this question.
        
        If interest rates were 5% this would be worth $80k in the hand. The first home grant that people are getting excited about is $5k … if that blows prices out of the water, then dunno what $50k would do – even if spread over 25 years. Most of it would come in the first 10.

    Robbo cynically knows that most tenants are unlikely to move their votes away from Labour/ Green so could safely shaft landlords despite the potential adverse effect on tenants.

      All that is needed is an “acceptable” alternative to be put up by National or ACT and watch what happens …..
      
      You need to remember that the “homeless” are a tiny proportion and are fast losing their “poor me” appeal despite media sob stories. It’s the people actually in houses they rent that aspire to move forward that are going to be hammered here and by this time in 2022 they will be pissed.

    Wasn’t “Working for Families a great idea by Helen” it brought massive amounts of people into the benefit system. Tradies would take just enough cashies to stay under the threshold. Then it’s almost impossible for National to get rid of, as they would loose all those voters. We have been working on bringing more and more into the fold of socialists for many years now and we will soon be at the goal of Marxism. It’s going to be very hard to stop, maybe impossible with the rest of the world going the same way. No wonder I get depressed some times.

I have been struggling to find a mental bed for a family member who is stranded at Middlemore in a total inappropriate environment. The psych nurse, who has been great, commented that the reason there are no beds is the surge of mental health cases due to isolation following the lock down. No doubt it is affecting many others we are not hearing about. We are desperate to get him into a more supportive environment, but there are no beds available.

I read today that it is happening in the UK too:

  Overseas experience show they don’t work and when our borders open , Wuflu will win ,all we’ve done is postpone the inevitable.

Ardern quotes National MPs to push back on claims bright-line test is a capital gains tax.
The Labour Government increased the bright-line test to five years in 2018. Labour then proposed a comprehensive capital gains tax, but its then coalition partner NZ First did not support it, and the Prime Minister promised not to introduce one while she’s leader.

Ardern is being silly now trying to assert something is right because of comments National has made, when she usually argues little else National says has any validity.
and also as media have years back reported –

Ardern said while she still believes there are inequalities in the tax system and that a CGT could have helped resolve it, the Government was “unable to build a mandate for a capital gains tax”.
“While I have believed in a CGT, it’s clear many New Zealanders do not. That is why I am also ruling out a capital gains tax under my leadership in the future.”

But remember back : initially to shift an irrigation water levy argument sideways from the 2017 Election, Ardern started the trend of committees, consultants and any other means to pick some matters down the road. One, the Tax Working Committee, then delivered its findings, including those on CGT and then Ardern left a void of weeks, with adverse comments destroying any possibility of a CGT, and Government offering no decisive comments one way or the other.
Apparently in that interim void we were having a “Conversation”.
When all had turned to custard, Ardern announced there would be no CGT, she was “unable to build a mandate for a capital gains tax” and “That is why I am also ruling out a capital gains tax under my leadership in the future” – throwing her toys totally out of the cot, as happens every now and again.
The demise of the CGT was Ardern’s failure to arrange any proper discussion of it – a singular absolute failure of One Lauded as being the Master of Communication.

And there is really no words for the whole process – except “non-delivery” and “failure” … preceding Kiwibuild, Auckland light rail, trees, child poverty and now housing.

  The bright-line test is being misused. Anyone who buys a property to do it up then resell for gain is subject to income tax on that gain. That is not a capital gain.
  IRD has always had the problem of such gains being claimed to be capital instead of income as that can be hard to prove. The bright-test avoided that argument. Now it is being used as a tax grab. It may not quieten markets as astute commercial deals will emerge.

Can anyone answer this for me, or is it one of the great unknowns still.

Can an organization own multiple properties and claim interest as an expense? I think of Kainga Ora which has huge interest expenses, pays tax, and is a landlord. Is the extra money allocated to them partially getting swallowed up in a larger tax cost?

  Commercial property investment companies own multiple properties and they would claim interest as an expense.
  Under the proposed rules, it seems a residential property investment company or ogranisation which owned multiple properties would not be able to.
  The government may not have thought through the implications for groups like Kainga Ora.

    Agreed. There has been little thought of community housing providers either that support low income families, family violence situations or the elderly (former Council flats).
    
    Similarly, what if I own a block of 10 flats where there is a building warrant of fitness required? Is that commercial or residential?
    
    If I own a motel and have long term tenants does that mean I am residential and the interest portion is not deductible?

  Will depended on the wording of the law i would suggest.
  
  If it states Interest payable on Mortgages for rental properties, then Housing NZ would probably still be able to claim interest destructibility.
  
  None of their individual houses are mortgaged.
  
  Instead they have general loans from banks and bonds on issue. Terms in the loans and bonds secure them on a pooled asset basis I understand…
  
  Therefore they pay interest on commercial loans not on mortgages – so still a business expense and therefore deductible.
  
  And straight away you see the problem with the proposed non destructibility of interest for owners of rental properties. Structures could be set up for the serious investors which could probably make their interest costs deductible…
  
  Dumb law and the drafting of the wording will be horrific – Accountants and Tax Lawyers will find lorry sized holes in the proposed law and laugh all the way to the Xmas party and the bottles of Bolly their cleverness in avoiding the law will bring

The government’s recent bright line / interest as expense changes…. seem overall a money-grabbing exercise to offset the government’s unsustainable expenses.

While also tall-poppy syndrome penalising a specific business sector, so those civilians that don’t have property, feel better.

Outcome will be rent increases, so the PM may now introduce restrictions on this.

Why is government meddling and tinkering so much? And changing what they agreed to, and introducing interest rate expense phase changes mid-way through standard tax years?

Poor policy, social engineering and lies from the people we should be able to trust.

    He was trying to say what Megan Woods couldn’t: the limit is the median price for the bottom quartile per city. So they are stating (based on data she pressed),
    one of 2 things:
    -that 25% of houses in Auckland are $650k or less (must be shoeboxes in there); or
    – the median of the bottom 25% is $650k. This would mean approx 12.5% of house stock (including apartments) are $650k. That might be true, esp on leasehold land.

If the little snippet on Morning Report is accurate MFAT Minister Mahuta may have a delegation of diplomats outside her office this morning.

Foreign Affairs staff routinely swap between a couple of years in Wellington and a couple on a diplomatic posting overseas. They keep their house in Wellington and rent it out while they are posted overseas. If my reading of the comment is right they will now get pinged if they ever want to sell that house.
Why will anyone ever accept an overseas posting again? Did anyone in the Government actually think about the effect of this change?

    That is not new. Many large families help each other in this way, and have done for generations.
    We have some Indian folks down the road. They work on a dairy farm. The first brother housed the next one until they had enough money to buy a home in town. The third, a cousin, is well on the way, as an apprentice in the local garage. First brother married and has a young family, second brother plans to go back to India (after COVID) and marry. Cousin meanwhile is beavering away – I think he fancies a nice motorbike -.
    They are good citizens.
    Back in the ’80s I knew a Samoan man who arranged for families to come and live in NZ. He started with one rented house, and as people arrived, they would stay and save (everyone went to work – at something) until they had a deposit for a home, and then the next family would arrive – and so the community grew.
    They were motivated to fulfil their dreams of property ownership and security.

Robertson and Ardern would appear within to be at loggerheads.
This is over advise specifically from Treasury who do their job and present scenario as requested, an are told never mind we will decide at Cabinet – which of course means Ardern will decide. Apparently Robertson is no longer happy to receive such reports and ignored too. He is becoming superfluous except to waffle to the public showing how foolish he is and confirming that it is Treasury’s fault.
This Department may not be the only one gritting their teeth but remining loyal Public Servants.

  Robertson must have realised his credibility was going to take a hit after his commitment to not extending the bright line test. Speaking too definitively will haunt him like Alternative facts. He will never be Prime Minister now which might suit Cindy. Given that Treasury advised against the extension of the test because it will prevent properties coming to market he can hardly be in favour of it.

  1. How many NZers have been vaccinated so far (both shots) within in the NZ public health service?
  2. What number of additional vaccinations of NZ individuals (both shots) can be carried out using vaccines already landed in NZ?
  3. What further quantities of vaccine (i.e. to cover how many people) are on firm order from overseas and are scheduled to arrive in this country by Easter (about 10 -12 days away)?

How on earth can Trevor Mallard continue to stay on as Speaker of the House, after the latest sordid revelations around his falsely accusing someone of being a rapist?

The latest chapter in this sorry saga is that after Trevor Mallard WRONGLY accused a Parliamentary staffer of being a rapist, and in the process essentially destroyed his career, it has now come out that Mallard’s lawyers were writing to the staffer, basically threatening him. They allegedly stated that they would vigorously defend any allegation of defamation against Mallard, and furthermore threatened the poor guy that his reputation and conduct would be utterly destroyed.

Judith Collins has written to the Prime Minister about this, pleading with her to remove Trevor Mallard. When being interviewed by Mike Hosking this morning around 7:15, she really served it up to Mallard, pointing out the huge amount of power he wields, calling him out as a bully – and pointing out the irony of Mallard bringing in rules about bullying!

I suspect that nothing will come of this, sadly. But at the very least, I hope Trevor Mallard is squirming in his plush chair this afternoon as National hopefully raise it.

  Gonzalez-Montero said there were as an older complaint against the Parliamentary staffer that had been investigated and not substantiated, that predated his time as general manager.
  But in March of 2019 the alleged victim, also a Parliamentary staffer, had asked him to look into the handling of the previous complaint. This was during the interview process of the separate Francis Review into behaviour at Parliament …
  Gonzalez-Montero said one of the alleged victims had approached him after the furore over the settlement to say they were upset that the focus of the media and MPs had been on the fairness of the allegation, not what had allegedly happened to them.

  I think Collins is performing well lately. She’s been striking the right balance of continuing to hammer at Mallard while coming across as reasonable. Difficult to get the balance right and not sound like a moaner, but I think she’s doing well.
  
  Similarly, her response to the housing measures announced yesterday was really good politically. Calmly explaining the problems, supporting one part of it, infrastructure, and basically owning the high ground on this. Loved when she pointed out that every time Labour hits the landlords, rents go up.
  
  I’m not her biggest fan, but she’s started to get some good traction and the balance seems right at the moment.

I predict in 12 months renst will have risen significantly as many new houses will have been built as Kiwi Build and house prices will keep rising at their current rate.
Instead of punishing the private sector the Socialists should be encouraging more private investment in housing.

Local bodies should slash their consenting and compliance costs. Central Government should be allowing more tax deductions on new builds such as no GST allowing for 150% of interest costs on borrowings to be deducted.

Instead they are choking off development.

And they will act all surprised when they dont get the results they are expecting.

The Trevor Mallard defamation scandal is ongoing. I got this email from the Taxpayers’ Union this morning; I won’t publish the whole thing, lest I upset the Mods, but the guts of it is this part:

“Most New Zealanders would agree that someone who threatens to lie to a Court is not suitable to be an MP, let alone the Speaker,” says Jordan Williams, a spokesman for the Taxpayers’ Union. “This matter has changed from one involving a defamation, to one striking the heart of Mr Mallard’s honesty, integrity, and suitability to be an MP.”

“It appears Mr Mallard has sought to threaten the victim – that he would repeat the allegation he is a rapist, knowing it to be untrue, if the victim took legal action to protect his reputation. It is difficult to imagine more disgraceful conduct from someone in a position of power.”

“Putting aside the issue of the ‘threat’, the key question is did Mr Mallard in fact plead truth in pleadings to the High Court? Given his admission to Select Committee that he knew the rape allegation to be wrong ‘within 24 hours’ Mr Mallard was clearly threatening to mislead the Court. Alternatively he’s misled Parliament – which for a Speaker is arguably even worse.”

Further on, Jordan Williams suggests five questions that the Prime Minister should be asking Mallard:

Did he in fact follow through on the threat? Did he plead truth in any Statement of Defences filed?

When did he inform his lawyers that he knew the rape claim to be false? Why did he not inform them immediately upon realising the claim was false?

Why did it take 18 months to issue the apology? How much more in damages did his subsequent behaviour (including the refusal to apologise, and the ‘threat’ after the initial publication) cost the taxpayer?

Was the Prime Minister aware that Mr Mallard knew the rape claim to be false but was threatening the victim to claim it was true anyway?

Did former Deputy Speaker Anne Tolley know that Trevor Mallard was defending the court case with defences he knew to be dishonest when she made the decision to approve taxpayer funding of Linda Clark / Kensington Swan’s fees? If not, how will that decision be reviewed in light of these new revelations?

Mallard is in a whole world of trouble if he gave his lawyers permission to threaten the man he defamed, or even if they did so without his approval, but he made no attempt to stop them. I am sure he will have been given copies of the documents filed by the man’s lawyers.

Judith Collins has reportedly written to Ardern urging her to remove Mallard from the role of Speaker on the grounds that he is unfit to hold the role. It’s hard to disagree with Collins, given Mallard’s personal crusade against bullying seeming so hollow in light of these events. Mallard should save Ardern from having to make a difficult decision by standing aside, but the likelihood of that is somewhere between “highly bloody unlikely” and “It’s not going to happen”.

      It seems Gonzales-Montero has referred the “new investigation” to Police.
      
      Mallard said he almost immediately regretted describing the series of sexual assault complaints in a review of parliamentary culture as “rape” – but he did not apologise for the matter sooner as it soon became an employment issue and then a legal case.
      “Almost immediately regretted” was reported as being “within 24 hours” – so supposedly before the matter became an employment issue and then a legal case.

  I have always valued integrity and the ability to tell the truth is part of that. The unwillingness to lie is the other side of that coin and ardern has shown from day 1 a disturbing propensity to opt for the lie rather than face the hard truth.
  
  For a so called “kind” leader that is disgusting and I find her attitude to the truth offensive on a daily basis. That, coupled with her inability to “lead” a team of numpties makes her totally unsuitable for the position she now occupies.

In a further reply to SB2, who last night drew our attention to Dr Siouxsie Wiles tweeting that she was so sad to see people deriding the idea of being “woke”.

Dr Wiles apparently rather naively believes that “being woke” is all about understanding and fighting injustice. Several people pointed out that it’s not that simple at all, and I personally find that “being woke” is now less about actually effecting change, and far more about the woke warriors judging others, calling them out for having the so-called “wrong” attitude, and bullying people into apologising for deeds done or words spoken long ago that they judge to be wrong.

And in a perfect example of this, the Duke and Duchess of Sussex (aka Ginge and Whinge) have a new strategist, who claims all white people are “rife with internalised racism and unconscious bias.”

Genevieve Roth said she realised she was “racist” after marrying her black husband.

“Race is an issue in our marriage because as a white woman of privilege, I have racist tendencies written in at a cellular level,” she said.

Alaskan-born Roth wrote in Good Housekeeping last year: “It does not matter how many marches I have planned or how many progressive candidates I have campaigned for or how many times I have chanted Black Lives Matter in the streets: I am rife with internalised racism and unconscious bias.

“And to all of the non-black folks reading this, we need to get clear on something: So are you.”

Gee, thanks luv. Nothing I like more than some guilt-ridden woman trying to push her own feelings of guilt onto everybody else, and telling me that I “am rife with internalised racism and unconscious bias”, based on nothing more than the fact tha I’m not black.

Another “cocky” tourism business goes belly-up, whilst the Minister of Tourism sits on his hands:

A scenic flight company more than three decades old is shutting down as the ongoing effects of Covid-19 border closures prove too tough to survive.

Mountain Air Volcanic Flights, which operates out of Ruapehu, announced its decision to close this week.

According to its website, Mountain Air was established as a scenic flight operation in 1988.

It is based at the Chateau Airfield on the edge of Tongariro National Park and has been owned by Bhrent and Kathy Guy since 2007.

Bhrent Guy told the Rotorua Daily Post closing the business was an “incredibly difficult” decision to make but “once we made it I saw the sense of it”.

“When you’ve invested so much into a business – time, effort, money – you want to keep it going.”

Guy estimates business has been down about 85 per cent.

Sadly, this is just the tip of a very large iceberg. As summer draws to a close, as locals have done all the traveling they’re going to do and as overseas tourists remain locked out, more and more business owners like Bhrent and Kathy Guy will have to make the hardest decision of all. It’s highly likely they have poured cash into their business to try and keep it viable, but they will now have to cut their losses. I know the emotional effort that goes in to running a small business, and my thoughts are with Bhrent and Kathy.

If only Stuart Nash’s thoughts were with them as well…

Ummm… newsflash genius, you’re making a rule that applies to all rental properties universally, i.e. virtually all of them will likely increase rents at around the same time. Tenants won’t just be able to shop around, higher rents will be the new normal across the board.

Farm Environment Plan (FEP):
Every Sheep and Beef farmer must have a FEP by 2025.
*By end of the year, 25% will need to know their GHG emissions; by JANUARY, 2022, 25% will need to have a plan to manage their emissions.
*By end of 2022 all farmers will need to know their GHG emissions
*By Jan 1, 2025, all will need plans on how to manage those emissions
*By 2024 Farm Plans are a requirement of the Essential Freshwater policy
*Then there is the pending National Policy Statement on biodiversity and increasingly Regional Councils require such a document.
4000 farmers already have Land Environment Plans (LEP) so are well on their way to meeting FEP requirements.
Thank goodness we don’t live in a country where the Government controls everything.

Labour seem to hate farmers as much as landlords, and is happy to throw them under the big red bus on climate change. However, the investments will not come soon enough to head off a big spike in wholesale electricity prices, which Major Energy Users Group warn could persist through to the third quarter of this year AND drive some electricity users -out of business. It is not clear whether the investments are sufficient to match expected large increase in electricity demand through to 2050.

A year into it and we have statements like this. How can a person “may have tested positive”?

Either they got tested or they did not.
If they got tested then:
1) The test got lost.
2) The test is still being processed and they don’t have the result yet..
3) The test came back positive.
4) The test came back negative.
5) The test came back inconclusive.

There is no option for “may have tested positive”.

Does this mean your bach or other house or property that you use occasionally as the getaway place, having never used as a business ( eg rented, Airbnb’d, etc), having owner occupied for more than 10 years suddenly become subject to the BLT in 1 years time or sooner? I think it does. I also think that the BLT start date will roll forward for each year the bach is used in this manner thus making something you purchased decades ago permanently taxable on sale.

So a CGT will never be retrospective or happen under her watch!

In response to the claims that “Police Ten 7” is racist, the Herald has published an opinion piece by a former police officer. It comes across as pretty naive, to put it mildly.

Apparently there was a long-running show called “Cops” in the US. Same idea, it was a so-called “reality” show. Recently, a podcast “Running from Cops” reportedly exposed how the show was actually made, and shock, horror; turns out that “reality TV” isn’t actually that real. Well knock me down with a feather; I never would have guessed.

Anyway, this former police officer decided to find out if “Police Ten 7” was any different, what control did the New Zealand Police have over the content, and is it actually “real”. So he writes to Police National Headquarters, requests a copy of the agreement between the police and the production partners, and has a read.

The agreement states:

The Police will preview programme content before screening and the producer shall amend, edit the programme to accord with any concerns expressed by Police regarding issues of security, sensitivity, privacy and any other matters set out in this agreement.

The “any other matters” are defined later in the agreement:

… matters which may affect the integrity or legal liability of the Police or bring the Police into disrepute.

And:

… in the event of a dispute as to the content of a programme, the decision of the Police shall be binding on the producer.

So our former police officer is apparently surprised that (a) a reality TV show isn’t actually that real; and (b) the Police have an agreement which says if you want to film us, then okay as long as you don’t make us look bad. Which I would have thought is fair enough.

And by some tortured logic which he never really explains, this apparently does indeed prove the programme is both racist and classist.

Me personally, I’m still stunned by the revelation that “reality TV” isn’t real. Who would’ve thought?

  An example.
  During ‘Cops’ itself substances found in cars would be tested curbside and if the colour was whatever it was assumed to be a narcotic, the perp arrested, taken downtown and locked up.
  Except the tests were highly unreliable & results not admissible as evidence.

  You will also notice that the name Waka Kotahi is invariably given precedence over the name NZ Transport Agency.
  
  In all communications I see, it is consistently called Waka Kotahi NZ Transport Agency. In addition, I’m not sure when this changed, but in the logo the name Waka Kotahi is larger and more prominent than the name NZ Transport Agency on the web site. I first noticed this when I received a new rego for my trailer a couple of weeks ago.
