  Except Hugh is alone in employing heart and head in his commentaries. He understands that preventing people in the largest New Zealand city from raising a family or keeping a dog, moving them on every 12 months on average and exposing them to highly invasive 3 monthly house inspections is a generational disaster.

    Answer.
    No overseas experiences, work harder and more hours/jobs, save harder, no trips, fancy cars , cellphones etc, no drinking/eating out for 2 years.
    Just save save and save.
    Buy you a house and no longer need inspections, no need to move, can have cat/dog/ even a bunch of boarders if you want.
    Have a family if you want, we will even pay you accommodation supplement, Maternity leave, Dr’s fees, look after you with a Midwife and a maternity hospital and when they get bigger than a couple of months you can go back to working full time while we pay for the kid to be deposited in a place where it will be cared for.
    
    Anything else you would like?
    
    Perhaps if you stopped whinging and put effort into working and saving like so many of us had to in the past then you too will make it.
    
    It’s not what happens to you but what you do about it. Change your attitude.

    Everyone knows that money has inflated tax free capital into the people with rentals. Is that virtuous?

    MrTips, here is a a simple life story that is current. A single woman and daughter has been in a 2 bedder rental in St Johns for a year, the previous rental having been sold from under. With no state assistance she is paying 450 a week. A couple of weeks ago the owner called a house inspection, so fearing any bad outcome she made the renter beyond spick and span, and the owner gushed “this looks like a New York apartment”.
    A few days later she was given one week’s notice the property is being sold.
    
    The listing makes no mention of an existing tenant, rather promoting a fine lifestyle for an upwardly mobile luckster at a great price, with ravishing photos of “the NY apartment”.
    
    This is happening everywhere, quite disgusting.

      And here’s another story: My real estate agent found me a reliable couple she had known for years. I have not once entered the rental in over 2 years, trusting them. They were very anxious to be able to stay long term, and I am thrilled. I just want a long term, reliable rental investment.
      
      #ComradeJacinda’s tax policies will destroy me financially: land tax first, because I only just change enough rental to cover rates, maintenance and a small income. CGT will be even worse, and there is no telling how much of my asset that will eat away when I do have to sell one day.

        How would you explain that to my subject and make her life better? Is she supposed to demand a 5 year lease next time? More particularly, would you write a 5 year lease for your tenants right now? If the answer is yes, offer them the chance without delay I suggest. If the answer is no you are going to boot them out at your whim.
        No answer required, you holy man.
        
        Incidentally, on the seemingly reasonable asking price in my example, the yield is 3.3% after rates and before maintenance. Capital gain should be zero for a long time, after the agent carts 20k out of the equation.

      Your information is not very good and indeed may be incorrect.
      A landlord is required to inform a tenant if the property is to be marketed.
      That does not mean that she is given notice to leave. That is a separate notice.
      For notice to leave the minimum notice required is 42 days if a family member is going to be living in the unit but otherwise it is 42 days or 90 days depending on the circumstances of the notice.
      Its all to be found in the RTA which is easily found on a govt. website, just Google Tenancy or Residential Tenancy Act, but as Im sure you will know the Real Estate people know the rules as they can get pinged for disobeying them.

        The tenant may have had a fixed term tenancy which has expired in which case they are required to leave as that contract has finished hence the notice to leave. The tenant could have negotiated a longer term in the beginning.\
        Lots of fixed term tenancies around.

One week to go until the high likelihood of:

1: Water ownership genie out of the bottle
2: Compulsory Maori in schools
3: Onus of proof of rape on the man
4: Three strikes repealed, including relaxing of Parole
5: New taxes, leading quickly to higher inflation & higher % rates
6: Upsetting our largest trade partner China, not to mention Australia
7: ‘Free’ tertiary
8: Fuel tax
9: 1970s union fundamentals
10: Thousands of Muslim refugees
11: Closing charter schools no matter how effective
12: A constitution favouring Maori to be written by G. Palmer
13: Wholesale decriminalization of cannabis
14: A new government controlled TV station to ensure the above is whitewashed.

The real problem here is that 1, 2, 4, 5, 6, 7, 8, 9, 10, 12 and 13 would either be extremely difficult to change, or an incoming National administration in three or six years would simply choose to manage each rather than abolish or change.

The Chinese will already be looking at NZ opportunities long term. The above is an indication of a weak and stupid populace; a recipe for slow, but inevitable social and economic decay.

It could be ten years before the edifice crashes but the Chinese (and others) will be ready. Millions have already come to have a look.

      It’s not a ‘smear’ when an MP turns out to be a Communist Party member, who has been educated at, and taught at, military universities, and has continued to be an active helper here for the Chinese regime.
      At best, he failed to be up front about his association and his (new) political either didn’t want to know his background or didn’t care. At worst, he is an active Chinese agent of influence in our governing party.

        I generally quite like the Chinese (although obviously there are good and bad like everyone else). I’ve learned a little Mandarin at uni and I’m interested in their history and culture and their developing world influence. I’m also a National party voter.
        
        But, if anyone thinks that Jiàn Yáng isn’t at the very least a Chinese agent of influence, they need their heads read, frankly.

There’s photos of him as a NZ MP at commemoration events at his old military institutes, yet he omitted the names of the military institutions and used their civilian cover names on things like his citizenship application.

    Came across an interesting bit about his background. Seems his father spent sometime in prison. He was an accountant for a company and over 10 years embezzled quite a sum, from a law firm no less.

      Their relationship has gone from talking about babies and Jacinda being “the best thing to ever happen to me” to PM mode where Gayford is going to feel very sidelined.

Can anyone find out if it was funded? I can’t believe a presenter would put their own money into such a risky venture.

Anyway, he ought to have at least one property by now. Which you would not ‘bet the farm’ on.

Instead, I’m guessing he will have frittered it all away as is the habit. He sounds like a really great guy with a work ethic but my god. The money is always – always – important. Doesn’t sound good with money.

    But this morning Jacinda said there will not be a CGT followed by James telling us that it was high on the Greens agenda and had been since they first entered Parliament.
    Saying that if Labour want to be in Govt. and need the Greens it will be up for negotiation.

Question: How do vote blue and “tell” National that their immigration policy is not on ?
We have just been told that Nat was surprised that “in the last 5 years, 150,000 Kiwis who were predicted to leave .” If that is the case then why did we allow a net 70k p.a. net immigration ? As my understanding the need to replace those leaving the country was NOT needed. If we are not leaving then no need to allow people entering the country to replace those leaving.

  Well if you vote labour and the country starts to do badly which it probably will under labour then the immigration will reverse overnight. People want to come to a successful well run democracy where they feel they have rights.
  Labour will slowly erode what rights we still have because “they know best” think back to what sort of shower and light bulb you were going to be allowed.
  So Labour less people, but more cost and less money in your pocket.
  National, yes more of the same, but is that so bad when compared with the other alternatives.
  Ask yourself are you doing so badly under National, are beneficiaries doing badly, and I mean those people really in need, not those who have been kicked out of a state house because of drugs etc.,
  Are we responsible for the people who do drugs and then moan that they do not have a house because no one will rent a house to them. Why is that the normal law abiding citizens problem.
  I want to assist those who are unable to help themselves through birth issues, or down on their luck BRIEFLY. A hand up, not a lifestyle choice. I do not work so someone else does not have to. I work firstly for my family, my tax should go to pay for things to make their lives easier, roading, hospitals, schooling, infrastructure.
  I am sure most of you are in the same boat. For your family first – that is not selfish, that is what being a parent and family person is all about.

The articles about Bill and Jacinda say it all. Let’s remember the position on offer is Prime Minister of NZ and we’re electing a government to run the country.

There is a choice, in the first instance, between a man who makes commitments and lives up to them, irrespective of what life throws at him. He has a marriage and a family to which he is totally committed – not that they become what he wants them to be – but who he supports to become what they want to be. He provides the positive, nurturing environment from which they can springboard into opportunities in the wider society with confidence and well-planned preparation. He loves them as he loves NZ.

There is a woman who is in it ‘for a good time; not a long time”. She’s a ‘nice’ person who has made no commitment to anyone and has not been tested in any role, certainly not over time. She has activist ‘aspirations’ – otherwise known as ‘wishful thinking’. She gets up in the night to make something her partner self-confessedly doesn’t like – just as well he’s saying he liked the outcome (but he would, wouldn’t he). And the point was? He hasn’t made any commitments either, despite her ‘niceness’. There is no commitment in their world – only how you ‘feel’ at the time.

Experience has taught me that being ‘nice’ is not a recipe for success in the world we live in, not that I’m suggesting people shouldn’t be. But what would be NZ’s ‘almond milk’ that the people don’t want but would be forced to ‘drink’? Ardern (and Labour) don’t care what people ‘want to be’; they’re more interested in telling people what they ‘should’ be or forcing them into a strange mold they haven’t chosen. It’s Ardern’s expressed strategy that she wants the job to ‘lead’ NZ into what she wants, not ‘follow’ what the NZ people want – as Labour have been doing for decades.

Alternatively, Bill knows where he and the government are going, and they’ve not only been governing for nine years and doing well, they have the whole of history and world experience to draw on.

Ardern and Labour are a motley crew of activists who have a wealth of ideology which they want to spray around and experiment with. The concept of ‘committees’ to decide how the country should be run presupposes that Labour have no idea what they’re doing and consider they need ‘expert’ help – very expensive help, from people who are not representative of the current successful strategies but want to try out their ideas. Those ‘experts’, also, will not have the big picture in mind – just those areas of their expertise. The people are no more than guinea pigs.

You could say Bill English knows all about the Love and the hard graft that it requires in real life to help other people fulfil themselves; Ardern knows about romance and rose-coloured glasses, being the ‘Pied Piper’ of youth to make them believe they’re going to a ‘promised land’ while actually leading them into a dark hole of frivolous ideology of her desires, not theirs, and the possibility of immediate gratification of their ‘wishes’.

A very old saying states “If you’re not a socialist before you’re twenty-five, you have no heart; if you are a socialist after twenty-five, you have no head.”

It’s a reality that youth age. They’re all ‘heart’ but it doesn’t work in running the country. In a few years, they’ll see through it. Contrary to Ardern’s claims, ‘the poor are always with us’ and there will always be ‘homeless’ – as there always has been. Human beings are not created equal no matter how much ‘heart’ anyone has. Those ‘youth’ are going to work for thirty years, have families, and then resent someone telling them they have no right to have created a life for themselves and their children.

We need a government that recognises this while minimising the collateral damage. Government can do more about that but that’s a matter of holding it to more of an account, not throwing the baby out with the bathwater and handing the country over to ideological romanticists preaching the politics of envy and holding out the prospect of a nirvana that doesn’t exist in reality anywhere – or someone would be doing it already.

But Labour know that. They’ve been more ‘Right’ than National in the past – they just pick their minority ‘favourites’ in any term, give them lots, and call themselves ‘progressive’. Inevitably life gets harder for greater numbers of ordinary working people doing their best – as, inevitably, all those ‘youth’ will become.

The real question is which government is going to enable ALL the people to thrive the most – from the youngest to the oldest, all the time, and balance the best interests of all – not only economically, but in terms of personal integrity and genuine political participation in self-governance?

They all need to improve their performance in the latter, but at present it’s certainly National; not Labour.

Lest we forget when the last time Helen Clark and Labour was in charge, tens of thousands of the elderly ,awaiting elective surgery .were dumped of the Hospital waiting lists, many of them committed suicide as they had no where else to go .Also just to reiterate the hint of Elder Abuse.Lie-bour/Green cabal are out to cancel,a few extra dollars for pensioners and superannuands.

    Should Taxinda repeal the National Budget increases for the superannuitants it will confirm her agism. What a way to run a country–on intergenerational strife.
    
    I also sense envy about asset prices preventing “her generation” from “getting on the property ladder” i.e. not being able to make money from property–not a shortfall in accommodation. Hence the CGT envy tax, not that they have any understanding of how such a tax can be implemented or its consequences. Feelings overrule sense. The pending GFC is likely to change the property situation drastically and they have no ability to govern in those circumstances.

Before you inundate me with abuse let me justify myself and then knock yourselves out. I have $US offshore. A small conglomerate (i.e. some mates) has been quietly buying up ‘the Yankee Dollar’ (as often as possible). When the Labour/Green/Maori/Mana mix takes the helm the $NZ is going to head south. I estimate we will gain 25% and when we see a slowing of this rate we will by up $NZ. We’ll make a barrow load of cash for essentially behaving as any right thinking individual person should.

Now please find fault in my logic- comments on ethics, carbon neutrality, or ‘have I no conscience’ will be dissed with a heart felt raspberry.

  Without knowing the rest of your asset situation or family circumstances – on the face of it, sounds like a plan.
  
  If all your wealth is tied up in overseas currency only, then this is going to be profitable for you. However, if you have any other asset class domiciled in NZ, this might be a case of a short-term gain, but a long-term loss. The quick win on the currency capital gain, could arguably be subject to the CGT that Labour will be “forced” to bring in because of their fiscal profligacy.
  
  Similarly, if you have any NZ shares, expect a drop in value. If you own one or more rental properties you could see the break-even point move well into the future possible at an infinite point.
  
  If you have any kids or grandkids, you could see their future and security significantly disadvantaged by some of the crackpot virtue-signalling initiatives weepy Cindy will bring in.
  
  But good on your for finding the silver-lining.

  Of all the challenges in the list item 10 is the issue which is quietly festering. Why has this fallen off the table of discussion? Why have politicians ignored this question? Are we all not concerned about what happened to Syrian Christians, or Iraqi Kurds? When did we suddenly put a group of people who are fundamentally opposed to our way of life at the head of the refugee quota? The troubles in Europe should have stopped at the Turkish and Tunisian borders. Bases should have been established there to keep communities and families intact.
  
  Have you been to Europe lately? I go three times a year (not because I want to). There is a tension there that is ramping upwards and there will come a time when something snaps.
  
  If you want to have a similar set of circumstances play out here…ignore item 10, pull the liberalist blanket over your head and live with the consequences.

IMO – both National PM Bill English and ‘Mr Fixit’ Steven Joyce have been worse than spectacularly USELESS in ‘delivering’ housing for New Zealanders.

Under this National Government, more houses in Tamaki have gone than new houses have been built.

237 Tamaki State houses have gone – relocated or demolished.

Only 213 new houses have been built in FIVE years – of which only 92 are ‘social’ houses.

The remaining 121 new houses have been for private sale.

39 ‘affordable’ houses for first home buyers.

82 ‘high end’ houses.

PROOF that the Tamaki ‘Regeneration’ has been GENTRIFICATION.

Destroying established communities in Glen Innes, Pt England and Panmure – pushing poorer people off desired real estate.

IMO, Bill English and Steven Joyce, as Crown Shareholding Ministers in Tamaki Regeneration Ltd, have been personally responsible for the ‘housing crisis’ and increased homelessness in Tamaki.

For whom exactly have this National Government – PM Bill English and ‘Mr Fixit’ Steven Joyce been delivering?

Especially in Tamaki?

      I don’t know stigie’s view, Penny, but I did give you my view on this when you raised it a day or two ago.
      To remind you, I assume that Tamaki Regenration Ltd has refused to release that sales information to protect its commercial interests, and that it also considers that protection of that interest is not outweighed by a wider public interest in release.
      You could ask the Ombudsman to review that decision, but I don’t think you are entitled to assume that not providing you with this information is bad. Unless you are worried that the Ombudsman is part of the widespread official corruption you imagine exists in this country.

    State houses wear out too. That why many are being sold off as they are 60 years old. Uneconomic to patch and refresh. Many are only help up by the borer holding hands. That generation of housing didn’t have the timber treatment and relied on native timber heart wood to give borer protection. They are very difficult to maintain now as they are imperial measurement throughout and as the timber has hardened holes have to be drilled for nails. Sam problems refreshing the joinery.

    I’ve actually checked 2,704 addresses of former Housing NZ properties that were transferred to Tamaki Regeneration Ltd, and have the exact addresses of 76 bare sections (grass, surrounded by high wire-netting fences) where Tamaki State houses have been removed.

    I’ve also got the exact addresses of 70 apparently empty former State houses.

  I’ve been discussing financial rationalism with a few punters this morning (with little success I might add) and I thought I would try my hand at international rationalism.
  
  When your country is awash with drugs, cartels, insurgents and vice, and your previous governments have tried everything possible to turn the tide, rationally you try something else. Undoubtedly the President of the Philippines has rubbed some of the liberal, ivory tower league up the wrong way. However, those who were drug dependent are now handing themselves in to be cleaned up. The dealers and the top of the food chain are dead. What’s irrational about this?
  
  It’s very easy to sit back here in a first world country and have a paradigm defined by your wealth, warmth and shelter, but when all about you is threatened by corruption and crime, often the only thing remaining is cauterisation of the wart.

    In February 2003 Thailand launched a very similar war on drugs that also proved to be highly popular at the time.
    Approximately three thousand extra judiciary killings were carried out and it was later established that of those killed about half had nothing to do with drugs. Black lists were drawn up and the opportunity was taken to get rid of enemies, rival drug barons and other people who asked too many questions.
    People don’t like to admit they were wrong, but as the carnage grew and the true injustice became apparent it had to be stopped.
    Apparently drug use dropped, but it soon resumed as normal with the real villians untouched.
    None of the killings were investigated.
    I was in Thailand at the time and read the grizzly details in the Bangkok Post daily.

    Best stick to knitting Brito. Duterte even had a death squad as a Mayor to keep control. Nothing to do with drugs. Most of those killed are peasants and all it takes is somebody pointed and saying they junkies or pedlars. Many poor innocent people.
    The key players in the drug trade are well removed from the blood bath and it seems his own son has Triad connections and the tattoo to prove it. The Triad are the main bulk drug movers and very unlikely to be impeded by Duterte. He has done a better job of making dope dearer by driving the Peso down in value than the killing rampage.

  A capital gain is only a gain…when it’s reported. When obfuscation is used in the return a capital gain can easily be defined as a loss and written off against a cost. Don’t worry, get your forex package sorted now, cash it in, deposit it in a bank (short term) and watch the rates climb as inflation soars out of control. Mortgage rates go up, cost of money goes up, saving and term investment rates go up…play the game. This is capitalism, lazy capitalism but the free market is a comfortable place.

And now stuff is running an article that the govt failed (of course) and they had been told the supply was at risk with only one pipe. Will be interesting to see how this unfolds.

        Mmmm in my experience most people are pretty rational, and very few people are truly nasty. Different life experience is guaranteed to shape our personalities, and in a forum like KB we only get to see a tiny slice of each others’ background life – and even that slice is though a filter set by the blog focus.

  You want a society in which your values are dominant and dominating. Just like every other person, to some extent. But, in particular, you’re no different to every ‘persecutor’ who has ever existed and used any reason – religious, ethnic, political, etc. – as a justification for it. The only difference is in the orientation of the views and the means used to effect their empowerment. It could be the Spanish Inquisition or ISIS, Russia or Turkey or Myanmar or North Korea – or our current MSM.
  
  It’s all ‘just’ people who believe their particular views are right and should be the dominant force in any society in order that everyone can be ‘educated’ to live the ‘right’ way. They don’t even bother with rational evidence for any of it – just ideology and/or what “I” want and believe I “should” have – or their particular obsessional example of ‘victimhood’.
  
  Should the human species ever develop a society which is truly diverse, compassionate, and allows people to live with their own integrity, we may truly make some progress. Otherwise we’re just travelling in ever decreasing circles of mutual destruction on a progressively individual level.

        I have no idea where you got that from. I not only have never suggested laws should be based around God, I passionately believe they should not be. There is no virtue in legislated religion. Everyone has to make choices – both the right and responsibility.

    It’s not just aviation fuel rol, petrol will need to be trucked into Auckland from elsewhere in the country as well. Don’t know how far south the country will be affected. Asked hubby if the vehicles were full of fuel. Could be a bit tricky to get from A to B for a couple of days.

There is supposed to be a minimum of 3 months fuel supply available in New Zealand at all times. This means all product, jet, rms , ago, avgas, 95 and 98.
I can tell you, this isn’t always the case. A blind eye is often turned. Airlines will be furious with this latest incident, they will need to tanker in loads as they arrive into Auckland. This adds weight to the aircraft which means added burn which means added cost. NZ fuel runs on the seat of its pants. 3 months supply? PPffftt.

      Could be done nasska, however, that would be a ‘yuuge’ amount of trucks on the road and the fuel companies won’t have enough gear and drivers. One trailer load of jet is around 40 000 litres. One A330 Auckland to Bangkok takes around 70 000 litres of jet. Multiply that by many many flights departing Auckland daily….and you get my drift. A fully laden A380 flying direct Auckland to Doha would need around 140000 litres. Then you have domestic flights on top of that.

        FWIW Most of the trucks out of the mount seem to spend most of the day sitting in the yard leaving late afternoon. Suspect there is a bit of spare capacity there. Might be a problem with drivers of course.
        Can’t fill any rail trucks with fuel. Haven’t seen a rail tanker in years.

The Green Party has announced a policy that would introduce a mandatory landlord registration programme.

The “landlord licence” would include that the landlord be a “fit and proper person, that they not have ‘demerits’ from bad past behaviour and that their houses pass a housing warrant of fitness”.

“An annual licence fee of $50, around $1 a week, would cover the register’s costs and provide revenue to fund other improvements to the rental market,” the Greens said in a statement on Sunday.

This money would be accessed, when required by the Tenancy Tribunal, to fund any overdue maintenance and repairs.

  To the Greens. Go and Fuck your selves. To the Labour supporters who are hoping to have these fraudsters in bed with them, wake up FFS!. I have a rental. Its condition is better than the house I live in. My tenants pay below market rates ( by close to $100 per week) and I only raised the weekly rental by $10.00 after two years. However, they are fantastic tenants who probably look after the place better than we did. Why do I need some communist knobs interfering in an arrangement that suits both of us so well? Fuck, the country is stuffed if the left win this election.

It seems to be a race within the race for Labour. Taxinda’s anxiety levels are rising and she is miffed that some voters have not been able to register and vote instantly. The same ones who panic is their benefits are not in their bank by 12.02 am every second Tuesday.

Her delicate state is however running second to their sheer panic and desperation as they start turning over every pebble for issues to attack the Government. The Saudi sheep deal already dealt with at all levels, Pike River body recovery and trying to blame the broken fuel line on the Government.

Could it be that early voting is not favouring them and their internal polls are heading them to disaster to prevent them from making one for NZ? The Media party too are as usual running interference for them doing their level best to get it all wrong. Sadly for both of them National have a stellar economic performance to sing about and baring a few snafu’s have left the left short of heavy artillery. Where is Hager when he is needed most? Letting the side down.
With only 6 more sleeps until Election Day there is still time for Labour to gives us a lot more laughs as they implode. Cheers. Tick Two 4 Blue as they paint the second coat to keep them in the corner they have painted themselves in. In the Don’s words. “It will be a beautiful thing, a beautiful thing.”

Watching the block auction that is not going well for the brothers.

Their buyer is an Asian so if Labour get in on Saturday there is a more than likely chance that these buyers would not have been allowed to buy after next weekend.

Sobering thought.

1. This has nothing to do with Islam and he/she/they do not represent Islam.

2. Claim to be the religion of peace.

3. It’s blowback for the West being in the Middle East.

4. The perpetrator was mentally ill.

5. It was a ”lone wolf attack”.

6. It’s just part of living in a big city.

7. Claim Christians do these things too.

8. Those who object are racist bigots.

9. Change Facebook profile to flag of inflicted country.

10. Light some candles, hold a vigil and go on a peace march.

11. Claim Muslims are the real victims.

12. Wait for the next Islamic terrorist attack to happen.

13. Go back to step 1 and repeat.

Taxinda in the Waikato trying to show she is a country girl. First time she drove and crashed it was a big RED Massey Fergusson. Now driving and about to crash the Labour party.

Telling the farming community that it will only be 2000 out of 12000 farmers who will pay water tax? It would seem internally they have the water tax sorted out but where would get such a percentage? Fishy?
Meanwhile in Morrinsville they are well on with plans for her visit and she will be seeing one old famous Massey Fergusson. The one famous for climbing the beehive steps in protest at the original Fart Tax.

The organiser of the protest is a down earth sort of guy and had a fair comparison of Greens in Government. He said it would be like having Hugh Hefner advising on virginity.

Keeping the best for last and topping that is a classic from Taxinda. Her claim is that “The rural/urban divide is being driven by National”. Who would have guessed that? Completely forgetting the raft of NEW taxes directly targeting the rural sector. You just can not make this stuff up and Taxinda is out in front for stupidity.
