    But the position in Australia, according to the Australian Taxation Office:
    
    “If you are a foreign resident you cannot buy an established residential dwelling in Australia, either directly in your name or through a trust relationship or company structure.”
    
    The situation in Singapore:
    
    Non-Singapore citizens cannot buy a house lying on residential land without approval of the relevant authorities.
    
    In China, the position is fairer. No-one can buy property freehold.

      ” As of April 21, 2017, any individual who is not a Canadian citizen or permanent resident of Canada (including corporations and trusts) is subject to a Non-Resident Speculation Tax of 15% of the purchase price (paid at closing) for properties purchased in Toronto, Brant, Dufferin, Durham, Haldimand, Halton, Hamilton, Kawartha Lakes, Niagara, Northumberland, Peel, Peterborough, Simcoe, Toronto, Waterloo, Wellington and York.
      
      Owning a property in Canada does not give you any immigration privileges.”

  Too little too late. Chinese will just buy houses through shell companies, trust and distant relatives with NZ passports.
  Nzers simply do not understand how the real world works, how the Chinese do business and that there are more millionaires in China than sheep in NZ.

    Agree that foreign resident ban will make little if any difference. Except possibly to supply.
    
    And the supply might well not be an increase if Auckland apartments fail to sell as planned and developers flag the next project.
    
    A big chunk of overseas buyers have been buying in Auckland central suburbs, mostly apartments, for rental. Up to 20% of overseas buyers in recent times.
    
    That’s not 20% of apartments of course, but it will be enough to cause a few developers to pore over their spreadsheets.

    Understand that one possibility is that a (foreign) New Zealand Citizen buys on behalf of the overseas “investor” and settlement is made in say Hong Kong, the legal ownership remaining with the local purchaser but retained by agreement with the actual owner.
    Money always talks. In the mean time the overseas owner comes to New Zealand and lives for a nominal rent in his/her house awaiting immigration approval then all settlement can take place.
    After all it is only house purchase not say a Business entry.

        The Chinese Real Estate agents sell to Chinese New Zealanders. There are quite a few here. So they tend to work that buying segment.
        And I’m part Maori.

        Ah no. If a Englishmen or a Chinamen, or any other men gets on a boat or a plane or whatever and comes to NZ they don’t stop being their ethnicity/race, they might become a ‘national’, but NZer is not, never was and never will be a race/ethnicity.
        
        It is a nationality, now a Chinese person can be an NZ national, but he is still a chinese person. Just as many NZ nationals are Europeans, they don’t stop being European. Nor does a Maori stop being Maori.
        
        Now we actually do not know how many chinese are buying houses because we don’t have a registry of home owners and property transactions ordered by ethnicity/race. We don’t do that in this country. And even if we did a Trust/company doesn’t have an Ethnicity/Race.
        
        Now given the phenomena of autosegregation I would assume based on the number of chinese and other East-Asian Realtors that those ethnicities/races comprise a great deal of property transactions.
        
        Netherthreless the skin colour of a property owner is not overly important in my opinion.

        Let me clarify something All_on_red, you claim all houses sold to Chinese are sold to Chinese with NZ Citizenship, yet there is no way of knowing that, as there is no property register that tracks Race/Ethnicity and Citizenship.
        
        It is not that you don’t have evidence, it is that no such evidence exists because it is not collected in the first place! Nor do I understand why you are making a distinction between the citizenship status of the Chinese and other east-asians buying houses. It doesn’t make them any less Chinese. Being Chinese has nothing to do with citizenship or any other government license.
        
        Just leave the Chinese alone All_on_red, there is nothing wrong with being a Chinese person. As I said, if they want to keep their culture and eat with chopsticks let them.. If they want to buy a house, let them… Don’t treat them like Jews in Medieval Europe and ban them from buying houses and working in certain trades…
        
        Its not NAZI germany… I mean we are heading there, but we aren’t there yet…

  The truly affected parties here are those NZ’ers who already own homes…they bought those homes on the open market, negotiated their mortgages on the open market, arranged their insurances on the open market but are not now permitted to sell on an open market. ie A market which includes foreigners. This is not a policy solely about outsiders buying houses in NZ it is a policy to drive down NZ’ers’ equity in their own homes. If the policy is to slow house value growth it will work but just don’t forget who is carrying the can for this.

    You are right Chris, that a fall in capital value will trim some of the wealth of householders, especially in Auckland.
    
    It’s paper wealth until realised, but the folk who will be hurt are those who borrowed to the hilt.
    
    The banks as lenders need to share the moral blame. There is no iron rule that property values always rise in a steady graph line.
    
    The banks, by at times lending up to 100 per cent (and more, sometimes throwing in transfer costs), were like drug dealers feeding addicts.

    I’m a bit of an outspoken old fart and several times recently on my overseas holiday I exclaimed quite loudly in airport security queues ‘Look what the fucking Muslims have done to our civilisation!’
    
    My wife shrunk away a bit… but several times I got approving looks, smiles and nods from other passengers.A couple of times going through the screening I said to the security person ‘I bet you thank Mohammed every day for this wonderful job opportunity’. That one wasn’t quite so well received…. but at least I wasn’t arrested so all good 😀

I don’t remember any teachers strikes 2008-2017. Must be because with all the handouts to regions, students and beneficiaries, teachers feel ‘taken for granted’, ‘not valued’, their union’s support for the Labour Party not recognised, etc, etc.
Perhaps Labour thought clobbering Charter Schools was an easy and cheap way of appeasing the teachers unions and would suffice.
Why were the teachers unions not vocal during the nine years of alleged neglect.

  So what is the strike about?
  National’s pay offer didn’t cause a strike.
  But the CoL doubles the offer and teachers (and nurses) vote to strike.

      People rightly associate the unions with the Labour party. So if the unions go on strike and cause disruption, that hurts a Labour government more than it hurts a National government. They are doing it now because they have more bargaining power now, not because they were happy with the deal they got under National.

  I know this will sound bitchy but the shoes are what gets to me. I own a pair of Allbirds (with laces) and love them but the loafers just look like slippers. She is our PM and needs to look the part.

  Did you notice the body language of Davis in the CoL line up of losers who followed the messiah on her mission to address the assembled masses outside parliment yesterday?
  
  The gaggle of clowns all stood in line with their hands held in front in case one of the unwashed hoi poli attempted to kick any one of them in the nuts, but, our Kelvin, the ex headmaster who it would be reasonable to assume would have some empathy with the striking teachers, had his hands firmly thrust in his pockets with his ‘get the fuck off my front lawn expression.

Cites the CoL are putting twice the amount the last govt put on the table. But is sounding miffed that the union won’t come back to the negotiating table to bags in in good faith.

101 bargaining in good faith – don’t shout at your opposite side via the megaphone of the media unless your aim is to piss of the representatives of those opposite you at the negotiating table.

Hate speech is alive and well in NZ. While watching so called Question time in our Parliamentary debating chamber as we do . Watched the laughable finance Minister Robertson a poor replacement for Bill English mutter something under his breath to “Commie Chic Comrade” Ardern the 38 year old woman selected by Peters to be NZs PM.
It was a question from Simon Bridges to her. Ardern was threshing around not knowing what to say when,suddenly without warning ,the insignificant effeminate Hipkins meant to be the Leader of the house,screamed at Simon Bridges calling him chauvenistic “Pig”.
Yes the same effeminate Hipkins who knows fugh all about education yet he is the Education Minister.The same wee pest who shut down charter schools and has thrown a spanner into the whole NZs education system.
Maybe the real reason for Hipkins hate speech comment yesterday was he was very very jumpy when it was announced that a QC would be checking out who is the Phantom Leaker who leaked Simon Bridges expense sheet . Maybe the QC should check out” hate speech” Hipkins computer first. If not ,why not.

  Hipkins is the doctrinaire Minister in charge of the dismembering of Charter Schools that offered so much hope and promise to some of our country’s most disadvantaged kids. Many of those kids from Maori or Pacific Island backgrounds, and benefiting from different approaches to education.
  
  The teachers’ unions were loud in their ritualistic condemnation of Charter Schools. So until:
  – the unions back off from their little bit of ‘self-interest’ that is targeted at the education available to our most deprived young students; and
  – Charter Schools are restored as an element of NZ education;
  I personally will not lose a minute’s sleep if they never receive a single dollar more in their pay-packets.

    The incidence of one MAO-A III is 61% of Tawanese males and 56% in China. As the Polynesians came via Taiwan that is interesting. Some of the hordes from the Steppes may have brought this gene to Germania.
    
    I’m only seeking an explanation for the violence in the Pacific that I’m personally are aware of. Science begins with questions or putting an idea up against reality and seeing if it matches and repeating it till a fit is found or not.

      Studies have found differences in the frequency distribution of variants of the MAOA gene between ethnic groups:[10][11] of the participants, 59% of Black men, 54% of Chinese men, 56% of Maori men, and 34% of Caucasian men carried the 3R allele

      In other words the gene has a significant presence in most populations. Why single out Polynesians?
      
      In any case, the last 100o years in nearly any part of the world (including Europe) has been riddled with war and violence. Not sure the relative frequency of this particular gene is, in and of itself, a particularly good marker of violence and culture.

    I’ve just been to Hawaii where the native people are Polynesians – and where the Maori say they came from – and the cultural differences are extreme. They’re like chalk and cheese.
    
    Whereas the Maoris’ greeting is threatening and violent, the Hawaiian greeting is smiles, cute hand signals and the word ‘love’ (Aloha).
    
    Whereas the Maoris’ haka war dancing is a group of people threatening the audience en masse and demanding ‘respect’, the Hawaiian hula dance is one of laughter, grace and sensuality. Whereas the Maoris’ ‘music’ is a series of simple grunting sounds with no actual tune, the Hawaiian music is beautiful, complicated, rhythmic and extremely melodic.
    
    Maoris and the Hawaiians are both Polynesians, so the differences are not racial. They are cultural. Just like the differences between the Germans and the British and many other cultures all over the world.

      Even Peters accepts this.
      Then possibly via Hawaii and Cook Islands more recently.

    The closest Asian relatives of the Polynesians in Asia are the indigenous, non-Chinese people of Taiwan.

        There seems to be archaeological evidence for the Taiwanese aboriginal people – distant cousins of Maori – being on the island for 6000 or more years.
        
        Some of these tribes were headhunters until the 1930s.

  I can remember watching that Nigel Latta documentary on alcohol a few years back. I had poured myself a nice glass of Pinot Noir and whenever he or one of the wowsers he had on his documentary said something negative about alcohol, I raised my glass and said “Up yours, Nigel” before taking a sip.

I’d have to largely agree with Don Brash, National broke core promises.

The biggest goal for national , was to lift productivity such that we could catch up with Australian wages. This is the one thing that could have really assisted people the most.

Big fat failure!! National did nothing of the sort.

Instead, people earn about the same today (inflation adjusted) as they did when national first took power. But, everything else went up – house prices for example.

Helen Clark made similar promises, so big fat 0 to her also!

    The notable thing about countries with high productivity is that they all have high value sectors such as:
    Arms manufacturing
    Biotechnology
    Pharmaceuticals
    automotive manufacturing et al.

Primary school teachers moaning about minimum 12 hour days and 7 day weeks.
Most of the comments are calling BS on that, some from teachers. The teachers not working these hours say if you are organised (“not spending half the day on Facebook”) then it’s regular hours.
Also a number of comments pointing out that a lot of people work around 12 hours a day, no big Martyr status there.

    I worked many years in a high school.. Most teachers arrived around 8.30 am…out the door by 4. Most people don’t realise high school teachers do not teach all day, they have free periods when they are supposed to mark and prepare work. If they are going to waste that time gossiping and drinking coffee that’s their problem. Admittedly many teachers coach sport after school but generally they enjoy it
    As a form of exercise and a bit of a hobby/interest

      I heard that woman on the radio this morning and she did herself no favours with her tone of voice.
      Nevertheless.
      The fact remains that Auckland schools struggle to attract teachers to fill vacancies because of the cost of housing.
      A loan of $700,000 at 5% plus rates and insurance is going to cost close to fifty grand p.a. Which is pretty much an entire salary after tax.
      At least the prices have stopped going up.
      Other places in the country you can buy two houses for the cost of one in Auckland, but that’s not much help.
      Maybe the pay should be related to location.

I’m sorry I can’t as funnily enough its not in my Maori Dictionary by Bruce Biggs.

The other funny thing for people who deride the dictionary I use, is that one of the contributors was Margaret Mutu, a famed Maori scholar.

    The Nats, under competent management, knew that pay without productivity increased prices leading to further demand.
    The Nat’s management may not have given us the most exciting times but it was a pleasure having stable prices. Demand had to be held back as the earthquake had to be provided for.
    Towards the end of the term the world woke up to how stable we had been and Kiwis abroad began returning unexpectedly. NZ went from 0 to 45,000 in one year!. The next year 70,000 hit us. That’s why we had an accommodation problem. No planning was possible: the history didn’t justify it and the cost of doing it on spec wouldn’t have been appreciated either.
    
    The past 9 years will be treated kindly in future economic history reviews. We were very fortunate in having John Key at the time on decisions and Bill English on the money.

The agreement is being signed in secret so as not to frighten the horses and like Paris once agreed to no future government can renege without suffering sanctions from the countries who have signed up. The sanctions are part of the agreement to ensure no one can break ranks in the future.

  I noted last month how Melbourne was threatening a re-run of the 1890s land bubble and bust.
  
  This came after Melbourne’s median lot price per square metre had surged a whopping 29.3% in the year to March, with the typical median Melbourne lot value surging to $359,000, and the price of a new house-and-land package in Melbourne “pushed to well above $500,000 (despite smaller lots) making a new home unaffordable for many”.
  
  It also came after Rich Lister, Nigel Satterley, last month stated that his Satterley Property Group would start offering Melbourne lots as small as 80 square metres – less than a fifth of the size of a traditional lot – to ensure house-and-land packages in its estates remained affordable to local residents.

So I was making healthy balanced kid’s lunches this morning (as those Lazy Lefty Teachers finally went back to work) with Breakfast TV in the background..

Did I hear right? Some Food Nazi guy telling Hayley Holt (who was nodding and smiling in agreement) that many NZ Schools are now ‘safe zones’ from sugar? And he hopes that soon every NZ School will be?
As in No Sugar Allowed! (No juice, no Muesli Bars etc etc)

I was tempted to throw a couple of Mallowpuffs and a bottle of coke in my kid’s lunchbox out of pure anger at these control freaks!

Hardship grants up massively in NZ since last June. Something like an extra 25%.

Official figures from the Ministry of Social Development show 26,432 more hardship grants for food were given out compared to the June quarter last year, bringing the total to 137,424 grants between March and June this year.

Food is consistently the main reason for needing hardship assistance, MSD’s report said.

Last week the Auckland City Mission said it had distributed 15,879 emergency food parcels during the last year, nearly 3000 more than the previous 12 months.

That is a 22 percent increase and the highest in its 98-year history, Auckland City Mission chief executive Chris Farrelly said.

My biggest concern as an ex-fulltime teacher is that the cause of many of the issues lies in senior management of schools creating many extra layers of requirements, in the hope it proves that they are great “leaders”. The badge of a 4-5 year ERO review is one many strive for.

An example of this is that schools are to report to parents twice a year on their child’s progress. There are large amounts of schools exceeding these requirements – termly reports plus twice yearly parent conferences. These take large amounts of work for teachers, but make the senior management team look great.

Many senior leaders put tricky/useless teachers in the too-hard basket. It is next to impossible to get rid of a teacher. Stale teachers stick around, and the only way that some can get rid of them is to give them a reference and make them their next school’s problem. However, it can be done… and it needs to be done more.

If senior managers cut the red-tape, lowered their requirements, and expected teachers to TEACH quality lessons (and appraised/trained/fired some teachers), it would at least be a start.

The Trump economy a winner all around –

Buoyant consumer sentiment boosted retail sales more than expected in July, while bigger than expected productivity gains point toward lower inflation and possible wage gains.
Retail sales, which are the total receipts at stores that sell merchandise and related services to final consumers, rose 0.5 percent in July, according to data released by the Commerce Department Wednesday. Economists had expected sales to rise by just 0.1 percent. The sales numbers were so strong that they exceeded the top range of expectations of economists surveyed by Bloomberg.

Outside of auto and gas sales, retail sales grew an even stronger 0.6 percent.

Productivity, which has had very small gains or even retreated in recent years, rose 2.9 percent in the most recent quarter compared with the prior quarter. That topped expectations for gains of 2.5 percent and was far above the paltry 0.4 percent increase in the first quarter. Productivity measures the growth of labor efficiency in producing goods and services. Rising productivity can hold back inflationary pressures even when the labor market is tight. It can also lead to higher wages in the longer run.

Unit labor costs, a measure that reflects the labor costs of producing each unit of output, was expected to decline 0.2 percent, after declining 0.3 percent in the prior quarter. Instead, it declined 0.9 percent. That too is an indicator that inflation is likely to remain tame.

The Federal Reserves New York State manufacturing survey also highlighted economic strength and showed no signs of stress from tariffs or anecdotal reports of parts shortages. The survey came in at 25.6, moving higher when economists had expected a decline to 20 from the prior reading of 22.6. The survey asks 200 manufacturing executives for their views on business conditions.

      Despite Mr Corbyn’s previous claim he was at the cemetery to pay tribute to victims of an Israeli air strike at a separate memorial, the reporter for The Daily Mail who visited the cemetery said the four-year-old photos clearly showed the politician standing in front of a plaque memorialising the “Black September” terrorists of 1972.
      
      The newspaper’s report also claimed the separate memorial cited by Mr Corbyn was 15 yards away from where he was actually photographed with the wreath.

I said on the earlier story this morning that why would you vote for not so honest people of the likes of Peters, Jones and Parker to distrbute Tax Payers dollars with the history these people have displayed. Now we also see Peters dictator skills with making his wannabe party candidates sign a agreement to pay a $300,000 fine if they are expelled from Party or leave Parliament through a disagreement with the Party. Why do people revere a germ like Peter when he has no respect for anyone apart from himself.

Mallard was in a liverish mood with the CoL front bench today. Peters and Hipkins told to withdraw and apologise, Jones castigated twice and forfeited a total of eight bonus questions to the Nats. Angry Andy was fair fuming when he got a real bollocking for making fun of Nick Smith’s pronunciation of ‘obnoxious’ and made to apologise twice. To top it all off Woods got cut short for taking too long to answer a patsy question and told tosit down and the rest of the questions curtailed.

Mallard left the Chamber for about ten minutes and you would have to wonder what it was all about.

It’s easier than you might think.

Let’s break down a home into its three core components: the building itself, the infrastructure (including consenting) and the land.

Starting with the building, it currently costs around $2000/sq m to build a simple standalone home in Auckland. Apartments are more, say from $2500-$4000/sq m depending on how complex.

That means a moderate 150sq m standalone home or a not-very-family-friendly 100sq m apartment will max out the $300,000 limit of the bottom quartile.

So build costs have to come down.

KiwiBuild will be a big asset in this regard. The scale at which KiwiBuild is being delivered is already attracting investment in off-site manufacturing, standardisation and much greater building efficiency.

Our target should be $1200sq m, which would bring us more into line with overseas.

This means our 150sq m home will cost $180,000, giving us $120,000 for infrastructure and land.

Looking at land, KiwiBuild is interesting because the Government is targeting much redevelopment on Crown land, which is very difficult to value. … read more via hyperlink above …
