Activist Government continues destroying wealth and wealth creators for the sake of 10% of NZers, business can see it, Jacinda’s soothing words & concerned looks with a head tilt won’t help today.

Wonder why?

Honest, hard working people who have toiled to own one or two rentals are about to get royally screwed by the Queen and her knights.

70% of landlords have just the one rental and many are retired, counting on the income for retirement because Kiwisaver came too late.

But half-wit Twyford says Tough Tits.

Call it a dividend from the senior citizen’s friend, who enabled this, Winston Peters

Unintended consequences:

Good kiwi landlords will now sell while the price is still high, and ruthless immigrants, who are only here for the beer, will purchase these properties. Sucked in tenants!

Plus, the urban set with large mortgages will see their equity decrease as the market floods with rentals.

Intended consequences:

Government buys rental stock, hey presto, what housing crisis.

    Almost. Minimum notice for a landlord to terminate a periodic tenancy is 90 day, 42 days if the property is required for a family member.
    
    I think Twatford cites the same incorrect information as BS.
    
    Rule #1 with tenants: don’t let them redecorate.

  The irony of the morning is that tenants are demanding the right to keep pets in their rental homes, while elsewhere in what passes for a media, a town in Southland is being lauded for its efforts to do away with property owners’ rights to keep cats as pets! Figure that out!

    I charge $40.00 a week for a dog as they invariably destroy the garden amongst other stuff, and $20.00 a week for a cat; birds and goldfish are foc – who says landlords aren’t understanding, I just want recompense for things that I have to rectify and refurbish once the tenant has gone and before a new tenant moves in.

      What happens when a dog spews out a gutsful of freshly chewed grass on a nice woolen carpet?
      No bloody way would I ever entertain domestic rental properties again . . . we had a few problems under a decent government; like many, got a gutsful and went to commercial where we get decent lessees, who even pay their rents without prompting, pay rates, insurance. and maintain the properties.

        A 3 yr old 4 Beddie in the Tron which is victim to the wily HCC 10 year plan to bleed landlords pockets dry, may see out this years agreements then form a deposit for a small commercial.
        The only disadvantage will be the penalties for breaking the mortgage…..

  Government will pressure the voted in “luvvies” in City, Regional, and District Councils that it will become their responsibility for homeless, poor housing, over crowding etc… that they will have to build houses, apartments etc.,and then comply with all these new tenancy laws and so should be the shining example of being landlords.
  
  It will be pointed out that in the name of sustainability, environment, making diversity and essential of vibrancy, vitality of living life styles.
  That alone would be a great return on rate payers input.
  Most likely all water, gas, 🙂 , electricity will be at cost, and free as the children are thought of, as the rent will be only charged at a nice formulated rate.
  Rate payers can help with the redecoration and maintenance etc.. and cover the costs of increased borrowings.
  That is how this government will work in its perceived job of redistribution.

    Only if you can suck the government into massively increasing the rent subsidies. I suspect landlords who bought in recently or are highly geared will be doing it tough. Rents ARE too low in comparison with the capital value. Not because landlords are such nice guys, but because they haven’t had to make a return on the rent in recent years, capital gain is better. But it can’t go on forever, and when the bubble bursts don’t imagine you can double the rent to keep afloat!

  Q: How does a landlord create wealth?
  A: They don’t. There is no commodity creation.
  
  Q: How is landlords wealth destroyed?
  A: It is not destroyed. If the value rises they have the same house. If the value falls it is still the same house.
  
  Q: Is such policies for just 10%.
  A: NZs non home ownership rate is far higher than 10%.

  What about the honest hard working kiwis who can’t afford to buy a home due to exorbitant rents stopping them creating a deposit, and the ridiculously high house prices created by them dominating the market. For personal financial gain.
  
  Renters have, and are being screwed right now. Sad thing is its taxpayers money that often pays the rent. Duggledog will be complaining about the high taxes that never get paid on his rentals profits next.
  
  Pay tax, pays someone’s rent, landlord gets rich, demand for rentals rises, house prices rise, increase rent, introduce more income support to support rent, more tax, landlord gets richer.
  
  How sad. This parasitic, wealth destroying, society harming fantasy is under attack.

  Not a bad idea buying rental stock. Government pays $1000 a week with permanent leases for tiny 2 bedroom motel units. In places like TeAwamutu. They will lease 3 in each block, a cash cow for the motel owners.
  This is 3 to 4 times market rate, but it is other peoples’ money so nothing to see.

I have a family member who is working overseas and was thinking of renting his family home- He is now considering just leaving it empty as Labour appear to be about to give free licence to Tenants to unleash hell on properties…(And trust me they will!)

  Well said Duggledog! I hadn’t even thought about older folk who rely on their Rental for income during their Retirement- I had a Landlord at University who was a lovely old bloke. He looked after us and we kept his place clean and tidy.
  People like that will be forced to sell now.

This will cause the chaos of lots houses on Air B&B that are owned for capital gain, that are empty for most of the year and not rented out.   Yep. I remember reading a discussion on The Standard a while back about the percentage of rentals being left empty (can’t remember if the discussion followed a post on the subject, or was started in Open Mic). Most commenters there placed the blame for empty rentals on speculators buying properties for the capital gain.
  
  But the problem with that theory is it doesn’t explain why the property would be left empty. Even if capital gain is the main goal, why settle for only capital gain when you can get capital gain + rent? It would be just leaving money on the table.
  
  The answer of course is simple – the risk of damage to the property, and the inconvenience caused by landlord obligations to renters. If you pass more and more laws making it more difficult to kick out tenants, more are more property owners will decide the additional money from rent is not worth it. But the far-left don’t like to admit these consequences of their precious “renters rights” laws, so they stick their head in the sand and blame speculators.

    In commercial situations where valuation is affected by rent having a property let at a lower rental can be very adverse. This is less relevant to domestic rentals but rental capacity may be significant.

    Also Than there is that other problem that can be devastating on property values and that is the type of tenants looking so hard for a rental. A well placed house in the right location could see it’s value improvement paired back with the wrong tenants with 10 kids , two dogs and latent desire to be an “interior” decorator. Too much of that and the neighborhood would be full of ferals of one breed or other.

      She repeated her lies on RNZ This morning. The best one was that Mallard had already made up his mind to can the enquiry before she spoke to him on Friday. This was supposedly after not having received any further information from the leaker or the police subsequent to confirming the enquiry on Thursday.
      
      With Jacinda’s track record of lying, is it any wonder politicians are held in poor regard by the public?

Jacinda’s whole Pollyanna act is becoming very tiresome. She was hopeless on Radio NZ this morning. Flailing about, evading questions and minimising her mistakes and Curran’s behaviour. All you can hear is that goofy grin through her responses, as if her smiles and “positivity” make up for her incompetence. Loads of “utterly” and “absolutely”. Worst Prime Minister in living memory.

To her credit, Suzy Ferguson wasn’t letting up. And this was Red Radio. Have the media finally woken up?

        @marcw that was my thought s entirely.
        In my opinion, five things point to the leak being as you suggested:
        Peters received the information;
        Marcroft has had form of doing the dirty work of her senior colleagues when leant on;
        Marcroft showed a degree of being unstable when she tried to lean on Mitchell and the aftermath;
        Marcroft was ham fisted in the Mitchell episode and this has been ham fisted by the leaker;
        Marcroft is an ex-journo with the contacts and she knows how leaks are managed;
        I was of the view if it was not a Nat, there had to be at least two people involved, the source (Peters or Mallard) and the leaker who could keep the source at arms distance. If it is Marcroft as we are of the opinion, then she can’t get caught lying to the House as she is not a Minister, and doesn’t face questions in the House; and
        Finally, Peters’ crowing on Friday, was excessive and hypocritical, suggesting he knew more than he should have done – almost suggesting involvement.
        
        They are my opinions and I’ve not spoken with anyone about them.

    That is because most of them do not understand their subject matter, for example Jacinda and economics and business matters. So instead they mouth platitudes for as long as possible. When the platitudes finally wear thin and the politicians spin masters can’t control the interview, the politicians avoid the interviewer/programme. This happened in the UK with Tony Blair. Blair would not appear on TV against Jeremy Paxman and he wouldn’t go on Radio 4’s Today Programme.
    
    So the question begs, how long will it be before Jacinda gives up on Hosking and Morning Report?

  I doubt that prison sentences deter criminals that much. Especially when we wait until people are hardened criminals before sending them to prison for the first time.
  
  Prison is mainly for keeping the public safe and the evidence is overwhelming that there is a much lower risk of being raped or murdered by someone who is locked up in prison than by someone who is let out into the community.

  Even the lowest animals like insects respond to feedback. Crims are capable of doing so.
  
  People offend because it seems like a good deal. ie the perceived rewards they gain from offending are greater than the perceived costs.
  
  We all have different tolerances and thresholds so we make that computation differently.
  
  The only way to reduce offending is to crank up the cost of offending every time a person offends so that they are less and less likely to choose offending.
  
  That is why 3 strikes works. And yes, 3 strikes does work.
  
  Proof? Easy:
  * Recidivism in the general prison population is something like 50% in 4 years after release.
  * Recidivism in the 3S population is tiny. We can see that by how the population of strikers drops off: 10,000 or so on first strike, a few hundred on second strike and only a handful on third strike.
  
  In other words, 3S has reduced offending by a factor of 10 or more.
  
  Those stats are far more compelling than stuff we take for granted. For example, that smoking causes cancer (around a factor of 2).

    Up here in Northland things have been pretty quiet most of the year. So far we’ve held up o.k but several of my competitors are starting to discount to attract work even though raw materials are going through the roof. I can’t blame them, they’re good people but they have bigger overheads than I do. Gambling and a war of attrition seem to be the way forward, once this starts it is very hard to stop. I suspect a similar scenario is being played out all over the country. But not too worry, Jacinda is going to make a speech today that will fix everything. She and her ministers really don’t have a clue. Another example was Twyford saying if landlords had a problem with his plan they should get out of the game. Arrogance will be their downfall but the damage they do will haunt us for some time to come. Thanks Winston.

Ardern fresh from her unilateral decision to shut down Oil and Gas exploration in Taranaki,which almost overnight destroyed Business confidence throughout NZ.Heard one of her knee-capping bully boys Twyford put the boot into Landlords who provide a rental service,like they were Public Enemy number one.
Ardern and her business hating lieutenants be it the effeminate Hipkins or Twyford seems to miss the point that Charter Schools and Landlords are a business and deserve respect as they also pay taxes.
Some of the punitive laws about to be enacted on so called nasty Landlords by Ardern/Peters /Shaw gangs are virtually no recompense for tenant damage. 90 day rule for getting rid of free loading tenants to be axed. Yet retain the 21 day notice for tenants to exit the property. Dogs to be allowed by hook or by crook ,unless a believable reason why they would not be allowed.
Seems a great way for silly little girls like Ardern to instil business confidence. Even to hear Twyford say to Landlords to fugh off if they dont like the proposed new tenancy rules,and put their money elsewhere.Arrogance and comments from such a bully boy Twyford as instructed by Ardern gives out a message loud and clear.
Who the hell would be a Landlord under the umbrella of the punitive laws proposed by the Peters selected Coalition of Corruption and Chaos.

When a self-described “teachers union apparatchik” (PPTA) publicly rips in to Chris Hipkins, then we can surmise that the education unions are pretty pissed off with this government:

Hipkins says govt offer to primary tchrs ‘is double’ what they got under last govt. This is being ‘tricky’. Pay of primary teacher at top of scale went up by $1460 in 2016 and $1489 in 2017. Offer is for $1500 in 2018 & 2019, $1600 in 2020. So about the same, not double

Interestingly, primary teachers received significant pay increases in 2016 and 2017 under National (no mention made of earlier years), so it seems that Labour’s favourite refrain of “nine years of neglect” might be as false as Hipkins’ claims to be offering teachers “double” the pay rise the previous government gave them.

  … Attendees probably left last night with more questions than when they arrived as Ministers, who in Opposition had seemed sympathetic to environmental issues were left qualifying and modifying their stance on major issues.
  
  This was starkly evident in an exchange between Urban Development Minister, Phil Twyford, and the EDS CEO, Gary Taylor over urban sprawl.
  
  Twyford had set out an impassioned description of the impact of high house prices in Auckland and advocated the linking together of transport and other infrastructure and new housing developments.
  
  But he also advocated the scrapping or urban-rural limits.
  
  “We believe that we have to manage growth on the fringes of the city,” he said.
  
  “If we do not allow new land to come into the supply we will never ever fix the problem of absurdly expensive urban land.
  
  “With good investment in infrastructure and transport, with more planning, not less to create the future urban environment that we want, setting aside areas of special value and open spaces, acquiring land for transport and other infrastructure, if we then allow the city to grow we will bring down urban land prices and it is absolutely critical that we do,” he said.
  
  Twyford had proposed this when he was in Opposition but, even so, any suggestion that more rural land was going to be absorbed for housing was going to be controversial at an environmental conference.
  
  And Taylor was quick to respond.
  
  “Everything makes sense except I worry about why you need to do away with rural-urban boundaries altogether,” said Taylor.
  
  He said that giving free reign to developers seemed inconsistent with Twyford’s overall objective of having a compact city.
  
  Twyford replied that it was a question of values.
  
  “This is for us, for Labour, for our coalition government, this is fundamentally a social justice issue.
  
  “Our objective is not to build a Copenhagen of the South Pacific.
  
  “We could build a beautiful city with a whole lot of the policies we have talked about.
  
  “We could build a Vancouver of the South Pacific; beautiful but utterly unaffordable.
  
  “I’m interested in us fixing this totally dysfunctional urban land economy.
  
  “If we don’t deal with affordability we will have completely wasted the opportunity that has been given to our generation.”
  
  Twyford said the only way to deal with the affordability issue was to deal with the land price issue and that meant dealing with the artificial scarcity of land caused by the planning system and the availability of finance for infrastructure.
  
  However he didn’t dispute that the Auckland region was going to become more heavily built up.

There is a process Labour and Twyford may not be aware of. Its called Natural Selection. If more rentals are sold the better off will buy them. With fewer homes available for rent Landlords will pick the best tenants so the beneficiaries, low wage people will be the first to suffer. Take Nelson. would you rather rent to an overseas Doctor or Nurse here for 3 years or a beneficiary?

    That’s dishonest. Since owner occupied homes are generally in older generations who had far easier paths to homeownership than today’s young families. Many of these homes just have the widow in them after they killed the husband with nagging and bad food. They are not homes with mum, dad, and 3 kids. They can’t afford to buy homes.

We just filed a Freedom of Information Act (FOIA) lawsuit on behalf of former Pentagon analyst and White House National Security Council (NSC) senior director Adam S. Lovinger, whose security clearance was pulled after he raised concerns regarding lucrative government contracts awarded to Stefan Halper (Adam S. Lovinger v. U.S. Department of Defense (No. 1:18-cv-01914)). Halper has subsequently been identified as being used an informant used by the Obama administration against President Trump’s campaign.

Mr. Lovinger also raised questions about Long Term Strategy Group, a consulting firm owned by Chelsea Clinton’s friend Jacqueline Newmyer Deal.

The Washington Times reported on the contracts in question: “According to USASpending.gov, Mr. Halper was paid $411,000 by Washington Headquarters Services on Sept. 26, 2016, for a contract that ran until this March.” Also, “a string of contracts totaling $11 million [was granted] to D.C. consulting firm Long Term Strategy Group. It is headed by Jacqueline Newmyer Deal, a self-described ‘best friend’ of Chelsea Clinton.”

Lovinger filed his complaint in the fall of 2016. In May 2017, Lovinger’s security clearance was initially suspended by Barbara Westgate, the Director of Washington Headquarters Services and an Obama appointee. A few months later, the Pentagon’s Consolidated Adjudications Facility (CAF) “issued an unfavorable clearance determination and Mr. Lovinger’s clearance was revoked,” a Defense Department spokesman informed The Washington Times. The CAF is part of the Washington Headquarters Services (WHS) and reports directly to Westgate.

NAFTA is effectively gone and a bilateral deal has been done with Mexico. Trudeau will have to do a deal now or be left in the “slip stream”.

Trump tried to sort out the loop holes in NAFTA where Chinese companies were using Mexico and Canada to get into the USA market tariff free (via the NAFTA agreement) but Canada and Mexico would not budge, so it had to go to plan B.

National is calling on the Government to bar ex-US army intelligence analyst Chelsea Manning from visiting the country next month.

Former Immigration Minister Michael Woodhouse said the “convicted felon” should not be allowed to earn money talking about her crimes, and it would “not enhance” New Zealand’s relationship with the US.

Manning, who was sentenced to 35 years in prison for leaking hundreds of thousands of classified American diplomatic and military documents, has two speaking events scheduled in early September.

Under what circumstances would New Zealand normally allow someone convicted of espionage in one of the five eyes partners to enter New Zealand, especially to boast about the crime? The answer I hope is ‘never’.

      I agree. Manning manoeuvered herself into a position where she would have access to highly classified information. She then chose to leak that information with the intention of damaging the American government, her employer.
      
      She was not pardoned by Barack Obama; he merely commuted the remainder of her sentence. She is a convicted criminal who served seven years in military and federal prisons, before her release in January last year; one of Obama’s final acts as President.
      
      Entry to New Zealand is not a right, and many people have been denied visas for far less severe issues than Manning, who leaked something like 750,000 sensitive documents. I do not believe she meets the good character requirement for entry into New Zealand, and her visa application should be declined on that basis.
      
      If however she is allowed to travel here, she should be allowed to speak, and then be judged on her merits. It’s a shame that our own Antifa activists did not extend the same courtesy to our recent Canadian visitors.

    Anyone with a criminal conviction coming to NZ has to get a visa, and:

  Its nothing to do with the governments finances.
  So we have to borrow that money and pay it back on the international credit market.
  
  I also note that our top two export earners(that pay for our cars and phones and petrol etc) are dairy and meat.

The land is flat, you just need to build a thicker foundation with enough bending strength to resist breaking and right amount of volume so that in an earthquake with liquefaction the whole house floats like a ‘boat’ in the earth (ie mass of earth displaced by foundation = mass of house)
      
      Foundations are a very cheap part of a house to make.

        Not correct. The big problem with the red zone land in the Avon corridor was lateral spreading. In a major earthquake the land moves towards the water. It may also be subject to liquefaction but not always. To build on that land would require major earthworks that were simply uneconomic for the people who lived there.

  People need to be insured or face the consequences. Apparently it was an undeclared pre existing condition. In my experience, it is worth declaring these. Sometimes you get covered. It might double or triple your premium, but who cares for a short holiday. It is still a small proportion of travel costs.
  
  On the hypocrisy, another example is our willingness to treat PI `tourists ‘ in hospital, usually for dialysis. Knowing that they cannot pay. The correct response should be an escort to the airport.
