Do we need more private rentals? If numbers continue to fall, taxpayers will need to stump up more and more for emergency and social housing. And that’s very very big dollars.

For years new bank lending to investors sat at about a third. (Investors building new or buying existing properties to rent out). That started to decline in 2016 when more restrictive LVRs came in and has been dropping even faster since September 2017. Now sitting at 18%. That is thousands fewer homes each month coming into the private rental pool.

The current government’s housing policies are discouraging private rentals bigly and encouraging taxpayer subsidised housing. Very bigly.

I am sure Ms Collins is quietly putting together a housing policy as we speak. Hopefully it will encourage the private rental market, traditionally relatively efficient but lately increasingly strangled by a government more than happy to take taxpayer dollars to increase the state sector.

I have some ideas that would encourage landlords to stay in the private rental sector. Any one else?

  None of our remaining properties have tenants now. Far too much trouble for too little return.
  
  airbnb all the way – one in particular returns $60k/pa where as a traditional rental it would be around $25k. Absolute no brainer – no pita tenants and no RTA worries.

  IMHO long term rental housing needs a separate section in a councils district plan.
  The desirable attributes of a rental property is often (but not always) quite different to a OYO house.
  To encourage building for long term tenancy we need to at least have the option of small lot sizes with little or no green space as green space needs to be cared for by someone and there is a cost to that.
  Building multiple houses on a single sites needs to be an option without the need to jump thru the hoops of subdivision.
  Council would get its clawback by a special rating class that would account for higher density/higher facilities useage.

    There should be zero rentals provided by the government or local councils. If they really want to get into the housing market they should be building low cost townhouse blocks and “selling” them to “tenants” on long term mortgages as per the Singapore model.
    
    Low cost housing that is owned suffers far less vandalism and provides a long term solution without vast cost to the tax payer.
    
    The absolute scum should be foisted back onto their iwi or housed in budget housing with zero benefit just food and housing provided with a massive input of directed education to get these people off the benefit and into work.
    
    No one deserves to be “kept” by the state for their entire life unless they are physically or mentally incapable.

      It’s $531,000 NZ, 140m2 on 242m2 section. In Papamoa same size house, GJ Gardner built, 324m2 section $584,000, so not quite that huge a gap.

  I would like to see some common sense applied to the Healthy Homes standards, at least by making some voluntary. At the moment they are mandatory and out of reach of some landlords, especially with older provincial or rural rentals with low rents and a lot to ‘fix’. Could easily be several thousand dollars, with large fines if not done.
  
  If you are a landlord in say the Far North offering cheap rent for a less than perfect home, you might well decide no more tenants.
  
  For example, instead of forcing every kitchen and bathroom to have extractor fans, windows that open should be enough for tenants to ventilate those areas. Showerdomes should be enough.
  
  Large open plan areas will need massive fixed heating (they mean heat pumps) and electrical upgrades, MCBs at least.
  
  Previous insulation requirements need to be upgraded, despite research showing the difference is negliglble.
  
  Then there is the proposed increased tenant rights under consideration by the government. Including removal of ‘no cause’ tenancy terminations, only limited reasons to end a tenancy will be permitted.

  Many readers will feel like a shower after a session with this book, and Thomson is to be applauded for her willingness to go where only trolls and the spiritually misshapen could feel at home. As she explains early on, her book was born from a footnote to Nicky Hager’s 2014 bestseller Dirty Politics, arguably the book that marked the beginning of the end for Slater by laying bare his methods and the scabrous demi-monde he inhabited.
  
  What animates the likes of Slater and the haters he attracts remains a mystery, other than that they lack normal empathy and a sense of decency. That they are enabled by the failings in our systems and our souls is more the point, and this necessary but unpleasant book should be required reading for anyone interested in reforming the media-legal nexus for the realities of the attention economy. That will be too late for Matt Blomfield, but at least he’s finally out of the shit, while those he wrestled are still in it.

        George: I have already told you that I have never met Slater. I have probably spoken to him on the phone a dozen times in 10 years. My last contact with him was to wish him a speedy recovery when it became known that he had had a breakdown.

        DPF understands and champions the principles of free speech a lot better than you, but he still struggles with dealing with the those trying to shut down and shut up things they don’t like.

        BTW I read the Newsroom piece, and I’ve worked with Finlay and know that he has his own axes to grind, and while it’s fair for the most part there are several instances of guilt by association in there. So he’s certainly spinning his review to suit.

      Just tying running with something like men are paid more than women because women make different life choices. Generally women make more “Wellbeing” decisions compared to men who economic decisions hence are paid more.

      Not having to start with the problem of needing to take a left or right point of view at the outset, I though the review was very good, probably to the point that reading the book would be unnecessary. Not sure if Blomfield has children though I gather he is married, so the attack on him in his own home really needs to be resolved. Even seeing the little bloke flat on his back in the boxing ring doesn’t compensate for that.

        Blomfield’s two young daughters witnessed the attack, where two shots were fired and Blomfield was hit over the head with the shotgun after it misfired when fired again.
        
        When Blomfield was laid out and his family fled inside the attacker broke in to pursue them. They locked themselves in a bedroom.
        
        The review is good but nothing can do justice to the detail on the book, both of the horrific attack, but of several months of daily attack posts at WO, publishing extensive private details (from a hard drive ‘obtained’ by Slater), providing the hard drive content to others (including ‘Lauda Finem’, who were associates of Slater’s), years of ongoing threats and extensive abuse and lies and defamation etc etc.

Jacinda and her Finance Minister are in phantasy land if they believe they will get 1600 qualified staff needed to help fix mental health as just throwing money at the problem won’t help or fix it. By Legalizing Marijuana and other drugs will continue to plague the system also.Jacinda has been big on promises and weak on leadership to help some of these promises succeed and quickly passes the buck that should start with her and her Ministers very quickly and a great example of this is Housing and her Minister Phil Twyford. Mental Health is not trivial thing to be kicked around and a lot of it is caused by alcohol and drugs which we need highly qualified staff for not Comedy Stars that want to play political games between Labour and National.

    Good mental health staff take years to train. There’s a lot of research to show that outside a University environment talk therapy or counselling are ineffective. Clinical psychologists who are good with cognitive behavioural therapy are valuable, but they are thin on the ground.
    
    Importing people from another culture won’t work; mental health is interweaved into cultural norms which are often unspoken and in the case of Maori, often unknown to the white population.

      Perhaps O but there is a place for good counselling at what we might refer to as the lower end of the mental health problem. Back in the early day of what the COL jokingly refer to as 9 years of neglect the MOH provided GP’s with an easy assessment tool online. It enabled the GP who may or not have had the skill set to make an initial assessment a simply Q&A resulting in recommended treatment depending on the depth of the black hole. It included 6 free counseling sessions from a list of recognized practitioner chosen by the patient from a short list.
      Having earlier knowledge from others there was some skepticism from being aware that there are too many who claim a skill they in fact lack. Fortunately it turned out to be one of the best choices made in that low point so the new bright orange rope purchased was left to fade while being handy for other purposes.
      The guy chosen already had some practical life skills but his counselling methods were uniquely based on a very practical level. Leaving each session with his handwritten notes along with one thought to ponder until next time turned out to be powerful tool. Already being aware of mind power in much of what we do using this tool has made it the best universal tool yet. In fact it fitted well with another tool from some earlier physiotherapy sessions on relaxation and muscle manipulation for beating pain. It was a combined approach with body relaxation helped by mental imagery by channeling the power of the mind.
      Sadly the rip shit and bust ideology of the COL while fueling the growing numbers of those with mild to serous mental health issues will not be helped much by the seemingly massive cash injection. It is again just more aspiration objective setting as even they tell us it will take time to ramp up while theirs is rapidly running out.

  You are correct.
  
  What they will get is a bunch of folk with entry level
  qualifications in counselling. All I can hope is that the majority of these have some common sense and previous experience in dealing with folks in mental distress.
  
  But I fear what will be turned out on our vulnerable youth is a pack of ineffective psychobabblers.

    Maggy I have dealt with a few “counsellors from my side of the desk and without exception, they all had issues of their own to deal with and also had a large amount of “prefixed” diagnoses to trot out. And some of these were PhD level so god only knows what we would end up with a bunch of “rapidly” certified or immigrant mental health workers being unleashed.
    
    “In 2013/14, a total of 158,158 clients were seen by mental health and addiction services. Of these, 83,267 (52.6%) were male, and 74,891 (47.4%) were female.”
    
    I understand that this figure has increased dramatically.

  Their mental health strategy is cyncial window dressing. Better access to mental health care in primary care is a waste of time – primary care is already accessible and deals with milder presentations where the patient is safe and where effective drug treatment is available; suicides happen where specialist or inpatient input is not available or is refused.
  
  Our mental health system is excellent at being “a wall” – their major skill often seems to be to deny patient entry to higher level care. Higher level mental health care needs a detailed review, more psychiatrists and more inpatient facilities.

EVs – I’m curious why nobody is pointing out the obvious, that the future that’s proposed for NZ can’t work.

Putting aside the fact that currently they’re a tremendous way for the poor to subsidise the rich – no RUC and the proposed date for their introduction is constantly pushed back, there’s a real energy gap.

Currently NZ’s light vehicle fleet numbers 3.5million so you’d need capacity to charge that number overnight.

Some facts and figures:

A current mid-range ev, the Kia Niro, has a 64kwh battery which would draw 64/12 or 5.3kw per hour to charge. Which by the way would take 29 hours to fully charge from a normal socket.

A Nissan Leaf has a 40kwh battery which would need 3.3kw per hour to charge.

NZ’s current electricity generating capacity is 9,000 megawatts

So we’ll need that 9MW to live as we do at the moment.

If we had 3.5 million Leafs we’d need to have the capacity to produce an extra 12MW (3.5m x 3.3) so more than double our current capacity, 21MW in total.

If we had 3.5 million Niros we’d need a capability for another 18.5MW so 28MW in total.

This is before the currently non-existent electric trucks are factored in.

How come nobody from any party is pointing out that the numbers don’t add up and we can’t build enough capacity for the ridiculous proposals we have at the moment?

    No. The only time Huntly coal comes into play are on the odd occasions when some renewable generation is not available (lack of water or wind, equipment maintenance etc). Meridian for example recognises that the most appropriate backstop for its purposes is Huntly since the capital cost of the old equipment there is already ‘sunk’. Huntly also has coal handling equipment including pulverisors (coal dust is blown into the boilers) and means to remove particles from the smoke. If Huntly was not available Meridian (for example) would need to build cheap (but expensive to run) backup plant using gas and/or oil. The other ‘gentailers’ need to do similar either individually or in partnership.

    Yeah, I’m glad I wasn’t totally out with my sums.
    
    I was concerned that I was missing something in my workings, also transmission is never 100% efficient of course.
    
    The only way I can see a complete EV fleet in the future is personal solar, which from what I’m reading would need a 7kw+ system to recharge the car (imagine a 2+ car household) so if we wanted to go totally off-grid, which would be great, we’d need two 7kw systems for the cars and a 20kw+ system for the house. 34kw+ system in total. I think that’s the thick end of $100k before you factor in batteries. Buys an awful lot of petrol and grid electricity – for us about 15 years worth.
    
    Then’s there’s the opportunity cost of putting money into the system which over 15 years would compound to a loss of $140k (assuming 6%).
    
    So to go where the greens want us to go we’d have to be prepared to forgo nearly $250k – not going to happen.

    And even if we could generate the electricity required and could transmit it and had public fast chargers, given that it takes 30mins at best to recharge and 5 mins to fill up with petrol we’d need 6 times as many chargers as we currently have fuel pumps.
    
    How come the NZ public can’t see that the Green’s fairy tales would have us back living in the dark, barely venturing more than 20kms from where we were born. There’s a very good word for this anti-technology approach: Luddsim.

  Cars can be charged overnight when there is spare capacity in the system.
  Mercury sends me information every week that indicates that our electricity use, for example, peaks in the morning when everyone has a shower and we might put on the heater and a load of washing.
  A lot of people are doing the same thing.
  The nations generating capacity is designed to cope for such peaks and there are times during the day when electricity is available for something else.

      It’s not the answer for everyone, but some owners are installing private charging facilities at their street level. These may also be the portion of the population that exclusively use public chargers.
      
      The same could also be said about apartment dwellers, although the ability to place charges in apartment parking should be a lot simpler.

    When most of our electricity is produced by hydro it does not matter when it is consumed. It is the amount of electricity available that counts. If you have a whole lot of cars charging up over night more water has to go through the turbines to generated that extra requirement. The amount of water is not infinite.
    So as alloytoo says above, with our current setup the extra would come from coal.
    Yes currently a few electric cars will not make much difference but as those numbers increase significantly,if they do, then extra generation is required and solar panels and windmills will not do it.

      Sorry that 21MW figure would be for fast-charging. Trickle-charging would cause a demand of half that or about 10MW which is (a) larger than our current maximum capacity and (b) would be in addition to the energy required to meet the current peaks which will continue.
      
      If everyone’s on a trickle-charger our installed capacity would need to be double what it currently is.

  You have made so many mistakes in your calculations.
  
  First and foremost, you assume that every vehicle would be charged from empty to full straight away. You also assume that every vehicle would be charged every day.
  
  This is the same sort of assumptive calculations that allowed Twyford to claim he would build 100000 homes.
  
  Given that the average journey by car in NZ is 30km, and the new leaf, with its 40kwh battery has 260 kms of range, your calculations are out by a factor of 3 to four.
  
  The Charge per km factor means that the amount of charge required does not change simply because the fleet has a larger battery capacity. The charge needed to take a car 100kms remains the same, regardless of the battery size of the car being charged. For your calculations to have any merit, you must assume that because a car has 400km of range, it has to be driven for 400 kms daily.
  
  We don’t drain our cars petrol tank every day, we wont drain our batteries every day. The demand on power that you have claimed, and hence the energy gap, is MASSIVELY overstated, but remains the sort of calculation that any Labour minister would be proud of!

      It has been done above. With a few electric vehicles it does not matter much but if the dream of a large part of the fleet becomes electric more generation is required.
      Put simply –petrol is providing energy to move the current vehicle fleet. If you want to replace say 50%+ of the fleet to electric cars then that energy has to come from somewhere and it is a significant amount of energy. This energy requirement is on top of our current generation. When people charge their vehicle is largely irrelevant. Our current generation does not have huge amounts of spare capacity, especially in dry years and do not forget our population is increasing so basic electricity demand increases.
      That is the basic point WD was making in his first post.
      
      MM it has nothing to do with hating electric vehicles. It is called facing reality. If Shaw said he was proposing to build a couple of medium sized nuclear power plants I would not be arguing with his idea.

    Yep I have made the assumptions that you say but given the limited range of EVs I think it’s fairly reasonable to assume that they’ll be plugged in overnight as a matter of course.
    
    You’re also correct that I’ve assumed that all EVs will need fully charging – that’s an incorrect assumption, however it doesn’t really make a difference to my argument. If you plug in your EV it doesn’t matter whether it’s fully charged or not it will be drawing the same power either way.
    
    Easy analogy, do you wait for your cellphone to go flat before charging or do you plug it in almost without thinking when you go to bed / sit at your desk? It might be 90% charged but you still plug it in.
    
    Yes it will turn off sooner but at the peak the demand, at 6pm when everyone gets home and plugs in the car, turns on the heating switched on the cooker, will be the same – massively exceeding the installed capacity. So that peak energy demand that we already have will be added to by the mass charging of EVs.
    
    Think of it this way, the time taken putting petrol in your car varies depending on how much fuel you’re putting in. However the time spent getting out of your car , standing in a queue to pay etc doesn’t change very much and comprises the largest part of the time taken to refuel.
    
    TL:DR You need an installed generating capacity that will cope with the maximum possible peak demand – 3.5 million EVs plus everything we do at the moment 3.5m cars x 3kwh = 10.5MW + 9MW currently installed.
    
    Otherwise it’s rationing

    The other thing that occurs to me is whether that average journey of 30km is one way. If your work is 30km away is that two 30km journeys or one 60km journey. So a there and back could be twice what you’ve assumed.
    
    Also that average distance is per journey correct? Who says the average car only makes one journey a day?
    
    So that’s a Leaf needing to be charged fully every other day and a Niro every 3 days. Yeah I think it’s fair to assume that they’ll be constantly topped up.
    
    To work this out correctly you’d need to know the average number of km travelled per car per day. And that figure is 137km a bit more than the 30km you use.

    But I get 900 kms on my tank in the diesel jeep. How many times would an electric car take to fill to do that. Many people like me rarely travel short distandes I average abouut 500 km a trip Electric cars a long way from that. Plus my jeep i 12 years old. had it een electric I would be spendinh half the cost of a new one on batteries. I Like diesels and flat 6 sports cars.

    “Malcolm McCulloch, head of Oxford University’s Energy and Power group, says that if car charging could be done intelligently, then only 20 additional megawatts of power would be needed– that’s the equivalent output a reasonably sized offshore wind farm. If not, then the capacity of the National Grid would need another 20 gigawatts, which is double the amount of energy currently generated by all the UK’s nuclear power stations.

    The other thing to be aware of is that the UK, as it has a large amount of electricity-intensive manufacturing has a greater spare capacity during non-working hours as it’s geared up for high demand during the day.
    
    So the unused overnight capacity is proportionately much larger than NZ’s/

  Firstly a disclaimer / confession. I am taking delivery of my first EV this week. No I am not a raving Greenie I am an Engineering Nut.
  
  WD and SR you both have valid points. WD yes if the uptake is what the Govt wants then there is a network/transmission issue which is not being addressed but agree with SR in that the daily makeup is only the daily usage not a full 80-100% charge. Therefore the total load is not as bad but that doesn’t solve the come home at 6pm and plug in the car, the surge load. Night charging could help but see below.
  
  Night charging would help as the generators would like nothing more than a more constant load but even though all the modern EVs can time their recharge cycles not all power suppliers offer Night Rate (even with Smart Meters), obviously not such an issue in non urban areas (no comparitive high peaks).

    At 20 degrees, the average driving range fell by 12 percent when the car’s cabin heater was not used. When the heater was turned on, the range dropped by 41 percent, AAA said.
    
    At 95 degrees, range dropped 4 percent without use of air conditioning, and fell by 17 percent when the cabin was cooled, the study found.
    
    For example, AAA’s testers determined that the Tesla’s range when fully charged at 75 degrees was 239 miles, but it fell 91 miles, or 38 percent, at 20 degrees. […]

This is the Coalition’s lack of competence and inability to make things work as what this will end up achieving is loss of jobs through tourism high prices in groceries, fuel, transport and a raft of other items so its give out one hand and take that and more in the other hand. So how does that help the needy.

  Right H it is just following the normal the same ignorant way the COL are still struggling to understand cause/effect or even imagine the unintended consequences. Firstly this is the second of 3 intended excise increases set in place in the wonderful first 100 days when the rot was all started.
  They blew their promise of no new taxes out of the water by wiping out the tax cuts legislated by National turning a gain into a loss for 1.2 million people. It was offset by additional benefits for a mere 384,000 who mostly not even net tax payers also stretched over 3 years. Thus multiplying the real tax loss that might have been gained by tax payers spending more of their of their net income in their pocket. Not forgetting superannuates who are suffering from tax bracket creep subsequently made worse by the single biggest super increase to date. Just another unintended consequence of artificially driving up the minimum wage also step 2 of 3.
  Their need for even more tax took a hit from the slowing economy when their tax take when they fell $600 million shot of expectations plus another $80 million of tax refunds. A windfall under the new automatic IRD process that would have a new experience for many who never bothered to to lodge a return before. They still can not grasp the fact that taxation is not the way to way to prosperity even more so when less are shouldering increasing levels of the burden. Added to by the poorest spinning from the rate their extra gains are providing less every fortnight as they feel it at the point of sale. But hey enjoy all those feelz while the last.

And connects that mistake with a text relating to the soil vomiting forth sin (in an earthquake) in relation to the land Moses led his people to (as Golda Meir observed: the only patch of the Middle East without oil under it!) when God foretold those already occupying it, and Moses’ followers too if they misbehaved, could be spat forth, but when the current occupants were vanquished, it was not by an earthquake.

How does Brian Tamaki say sorry, and at the same time not change his beliefs, so is still right? Or believes he is.

A high-stakes poker game is in play between the Reserve Bank of New Zealand (RBNZ) and Australian banks which own and run the lion’s share of NZ banking.

It’s also about how much power a country can have over its banks when by far the dominant ones are owned overseas.

Don’t be fooled by the lightweight article in Stuff today that this is about John Key, who well known veteran NZ business director Kerry McDonald says should be forced out of chairmanship of the NZ board of the ANZ Bank. (Key is also on the board of the Australian parent company).

The RBNZ has proposed raising the capital ratio requirements of banks as a cushion for any financial shock. This would affect end customers, the banks argue, and might even break one of the handful of comparatively small New Zealand-owned banks.

The banks reckon the RBNZ proposals could almost double the minimum common equity banks should hold — from 8.5 per cent to 16 per cent. The squeeze would flow on to borrowers from the banks.

Reuters reported last week that RBNZ Governor Adrian Orr as saying the central bank was “open-minded” about the size of its proposed increase to bank capital requirements but reiterated it wanted them to be higher than current levels.

McDonald, Key’s critic, from 1996 to 2008 was chairman of the Bank of New Zealand, owned by the National Bank of Australia, and McDonald was a BNZ director for five years before that.

The Stuff reporter calls Key a “bigwig with a financial title” and seems to suggest Key should be locked up! Suckers pay to read such crap.

Wasn’t mum always right? Simon Bridge’s mother said that Simon hadn’t been brought up in a home where ‘that’ sort of language (swearing) was used. Others who heard the same tapes may have been disappointed when the National party leader belittled members of his own caucus. If considering discretion of what to with the budget details that came his way before budget night, he may have instead told the public that while he had the budget details, he was not going to release any material from them though it would be important for Treasury to look into how they had become available and he would assist. I wonder if, as an ex prosecutor and trained lawyer, he considered whose property it was and whether there was a right to convert it to his own use before it was made public. I think he may have squandered an opportunity to be seen as able to lift himself above pointless politics.

A graduate who sued her university after claiming she ended up with a “Mickey Mouse degree” has received a £61,000 out of court settlement.

Pok Wong, 30, launched a legal action against Anglia Ruskin University complaining that its prospectus “fraudulently misrepresented” the business course she enrolled on in 2011.

After a two-and-a-half year legal battle, Ms Wong and the university have settled the dispute.

The university agreed to pay her a £15,000 settlement as well as make a £46,000 contribution towards her legal costs.

An interesting internet destination on a cold, wet Sunday …

Richard Pearse, the Canterbury aviation pioneer, is the subject of a 29th of May YouTube video by the North American “History Guy”, who posts interesting videos on historic topics and people.

In the four days or so since it was posted, the Pearse video has attracted 34,000 views.

The “History Guy” is Lance Geiger, of the Missouri city, O’Fallon. Geiger is helped in creating the episodes by his wife, Heidi Weichert, and by a son from a previous marriage, Joshua. The studio is a home basement office.

The series episodes have accumulated tens of millions of views in total. The most popular has been about the Battle of Saragarhi, where British Indian Army troops made one of history’s greatest last stands. This video has run up more than 670,000 views.

Bishop Dunn is hiding behind the Professional Standards committee, which in turn hides behind Virginia Noonan and Jacinta Stopforth who have to front up and listen to the victims. Bp. Dunn and the committee are “faceless”, leaving Noonan and Stopforth to take the heat.
      
      Dunn will know what went on, he will have learnt it from Denis Browne, his predecessor, and the chancery files. Browne went to St Peters secondary with my father who in his last year’s described Browne as persistently and faithfully untrustworthy. Browne, Dunn, Cullinane, Williams, Campbell and the horrific Dew are spineless coverers of a major amount of nastiness, which the ex Papal Nuncio Patrick Coverny tried to sort back in 2000. He got rail roaded. All of the above Bishops should hang their heads in shame. A couple belong in stocks.
      
      The newer Bishops Martin and Doolan have been given hospital passes. The successor to Dunn will be praying that Dunn is a shredder.
      
      A note to any cops reading this. Do what the Feds are doing in the USA and demand the chancery files all over NZ dioceses. It’ll be a riveting read.

That’s what Ruiz did with Joshua today, finding a frequent home with an overhand right to eventually dismantle the unbeaten champion, having first got off the deck after a heavy Joshua right. The shape of heavyweight division changes again. Ruiz lost to Parker in what some considered a ‘home town’ decision, they may well meet again.
