A Turbulent Year : house prices fall by $90k nation wide more risks on the horizon.
The Question I want to ask is will rates and insurance be reduced by the same margin to match the fall, if so how are debt laden Councils going to survive.

Although I believe this was orchestrated by the Government and the Reserve Bank Governor if this continues we will
return to the 1980s when we had the share market crash where our suicide rate increased and many families were left with nothing through this tragedy.

  It is a common misconception that rising property values means that a council’s rates take automatically increases. A council has to approve a total amount that will be levied as rates. This is of course a political decision although a council is between a rock and a hard place since there many items of expenditure that cannot be readily cut. Auckland’s new Mayor Wayne Brown is in the thick of this at present.
  Once the total rates amount is set it has to be divided among all ratepayers and a major portion of rates is divided up in proportion to property values. If a council sets the total rates same as last year and a new three yearly valuation has kicked in and property values have risen (or fallen) in unison by a certain percentage, then the rates bill will stay the same. However in practice the spread of value changes is uneven so some ratepayers would end with a higher rates bill and some with less.

    Excepting of course, that rates never seem to go down, even if your house has plunged in value while across town values might be steady or increase.

    Many Councils these days have moved to “targeted rate” items, some more enthusiastically than others. Just did a quick analysis of one rate bill I pay ( current year data, excludes RC component ).
    Of 11 line items, 2 have a Land Value base, 1 a CV base (targeted).
    $ value of LV based items $473.9,CV based $73.52 – a combined total representing 18.7% of the total rates. A $450 item is also labelled “Uniform Annual General Charge”, but not value LV/CV based, a “Separate Part, 1 unit value ” !
    Apart from having to do the triennial revaluation to meet statutory requirements it looks to me that the rates payers $’s used to pay for this exercise seems to serve no useful purpose. The supposedly intended purpose of creating a rateable value from which rates can be extrapolated is in this case a myth.

  Warren, rates are determined by how much the Council wants to spend, so are unlikely to go down. On the responsible side, all the non-spending on essential infrastructure in past years needs to be made up for and on the irresponsible side, Councillors will spend on whatever baubles will get them re-elected.
  
  Similarly, insurance will be driven by claim costs – and if materials and labour are going up, the cost of meeting claims won’t be going down.
  
  The government likes to boast of saving lives with its Covid response, and it probably did prevent some deaths from Covid. But other deaths were only delayed and yet others were hastened by lack of access to timely medical care, or by the effects of lockdowns on mental health, family violence, business failure, etc.

        I do not have the link at hand but there is conclusive evidence that Covid itself is rarely if ever responsible for the myocarditis. There is also clear evidence (another link not at hand) that there is subclinical myocarditis (ie symptom free but have the blood markers – troponin-T, showing an inflammatory response in the myocardium) following Covid vaccines in a significant number of recipients.
        The problem with any study of this nature is to get enough numbers to categorically state that there is a statistical result without bias is difficult as so few autopsies are being performed on patients who die after vaccine. The importance of studies like this to indicate that a far larger study needs to be done, most probably in multiple institutions. The NIH has recommended that autopsies are not done which in itself is an unusual recommendation.
        
        Surfing – you obviously don’t understand how hard it is to get a statistically significant study done on humans. I suggest that you read up on the Vioxx scandal where the drug company knew that it resulted in increased cardiac death but it took years and 10’s of 1000’s of deaths before there was a statistically significant study and the drug was withdrawn.

I quote the findings (yes just the findings and conclusion the pathologists made) and I provided a link To A German Study and it’s title. Period. As Overworked pointed out the data is descriptive in quality.
        
        I did not cherry pick – essentially because there are no alternatives to those numbers provided. My reply was not about analysis of the stats. I understand enough stats to know what sort of numbers will be needed to get a statistically significant conclusion. This is more an observational study whereas what is needed is one with large numbers and a control arm. Pfizer knew before releasing the vaccine that a number of their vaccinated patients had raised treponin levels but did not follow up on this. They should have done the study required. Very dishonest. The FDA was supplied with all the test results and didn’t question it. It’s all there in their original release.
        
        There is NO misquote as you allege. Period. So there is NO deception.

        Interesting wording. I note that “are stated to be” is not quite the same thing as “are”.
        
        This is very strongly age dependent. The risks of hospitalisation and death associated with COVID-19 are much higher among older people while the risk of adverse events associated with the vaccine appear to be much higher among young people for whom the risk of covid itself is essentially zero.
        
        The risks of the vaccine appear to outweigh the benefits for young people, which is why many countries recommend that the vaccine not be given to children.

    A point overlooked in Insurance costs is that an Insurance Company takes in premiums, and invests until such time as money when needed to pay claims.
    Who would predict the reduction in investment earnings, which has been paramount in last few years, making marging ever more narrow.
    Let alone paying more and more claims – Weather for example.
    Overseas Wholesalers (Reinsurers) have upped their premiums due to large and many claims too.

      My understanding is that the claim for the Covid medication was that it decreased the incidence of getting Covid or getting it severely. On the basis that if you don’t get something, it can’t kill you, or if you get it mildly rather than severely it is less likely to kill you, it seems reasonable to say that some deaths were prevented.
      
      The official definition refers to be death within 28 days of testing positive. That figure, where Covid is considered the underlying cause, stands at 1380 people, with another 792 where it is considered a contributory cause.   Warren, yes idiots actually mortgaged their homes to buy shares and they laughed when their follies were pointed out. The crash actually happened after mortgage rates reached 23%, which I was forced for a while to pay. I think back then a house was priced around 4-5 times your annual income whereas now it is 10+ times. As our house buying immigrant numbers are reduced to a trickle then house prices will drop; supply and demand.

  Probably not. Councils strike rates as to how much money they need to run and then divide the rateable value by the money they need, so come up with a percentage to charge. So the rates should stay similar as present. But only time will tell if this higher percentage remains when the valuations increase again, as they, (the valuations) surely will

  I’m heavily involved in the prostate cancer foundation.
  
  There are about 540 sufferers of Cystic Fibrosis nationwide.
  
  There are currently 42000 prostate cancer patients nationwide, with a further 3100 diagnosed annually.
  
  There are over 600 deaths from prostate cancer annually.
  
  Recently, Pharmac decided to stop funding Zolodex, a hormone inhibitor used in the treatment of advanced prostate cancer, and replaced it with a generic alternative that has been causing a number of issues
  
  Well done to the Cystic Fibrosis advocates, and I am in no way begrudging them the medication they so desperately need, but perhaps if Pharmac was adequately funded, these sorts of trade offs might not be needed.
  
  Instead, our Government does things like fund more bus stops for the busses that have no drivers to stop at.

5 FUNDAMENTAL CONCEPT TE MANA O TE WAI
What is important for hapū and iwi to note, is that Te Mana o te Wai applies to the whole NPSFW [National Policy Statement for Freshwater], this is a “fundamental” concept, not something that only applies to high level strategy. It must apply to everyone who participates in the system, and there is an expectation that there should be a trickle-down effect which will apply in time, to all those who are participants in water use and management. This will include consent applicants, Māori landowners, current water and land users and existing resource consent holders.

Mauri [1] has been included in this section and hapū and iwi will need to consider how they want to ensure the cultural integrity of mauri, its use and how this may be protected in this framework. It will be essential for hapū and iwi to develop frameworks that are consistent with their own views of mauri to be incorporated where appropriate.

Mauri is a concept that comes from Te Aō Māori. It is not a concept that can be used or defined by those who are not the mana whenua of the waters themselves. We have seen examples of those who are not mana whenua ‘measuring’ mauri where they do not have the cultural knowledge or depth of understanding of mauri and how it fits in a wider Te Aō Māori paradigm.
As mauri is a central part of Te Mana o te Wai, local and central government will need to provide adequate resourcing to enable hapū and iwi to develop these tools appropriately.

  In the Jackson/Tame interview, where know everything about fuck all Jackson stated that the amalgamated structure will give more emphasis to Maori and Pacifica. Where have I heard that before?
  However, moving on, Jackson cited the ABC (Aust Broadcasting Corporation as an example of his view of the merged RNZ/TVNZ Corporation thus enhancing truth, responsibility, and accountability in Journalism. ABC Staff are renowned for turning on the Govt when they can’t get their own way which frequently happens.
  Willie, I don’t know what you’re on, but it can’t be good for you. Take a look at Aust’s ABC and look at the money the Govt has to pump into that to keep it afloat and look at they types of programs they produce.
  Currently, they’re pushing legislation for a separate Aboriginal Vice Parliamentary arrangement. Doesn’t that sound like our Maori Caucus’s push for Co-Governance?
  So Silly Willie’s all about pushing Co-Governance in the public arena using an NZ Broadcasting Corporation which is answerable to the Govt not only for pushing diversity in content but Govt (so long as it’s Labour) dictates.

I’m all in favour of the treatment, as nobody wants to suffer from this, or be related to someone who is.

But the timing of the 3 waters backdown, so that it’s buried in the newscycle, is so obvious!

The aggravated robbery on K’Rd over the weekend had the Police stating the two offenders were well known to them, they had been arrested recently for other assaults and dishonesty offences, but that the Justice system is complicated.

The queen of the special people in her birdy cloak schmoozing the gimme gimme Māoris, 350M on transport projects of which hardly dosh looks like it will help motorists and Pharmac covering CF drug – it was hard to not want to throw something at telly

Paddy Gower was slipping off his seat about trikafta but his breaking news story must have left NZ taxpayers wondering…. CF is a horrible disease even beyond the lung complications but like breast cancer, for trikafta to work, you have to have a certain genotype so it is not offered or available to every patient. Despite hundreds of young people with CF in NZ, he interviews a young women who has made a decision to move to and live in Australia (to get drug there? Wasn’t mentioned…). I’m not sure I would be happy for my tax to be spent on a drug for a New Zealander residing and contributing in another country – but thrilled so many people will be helped in NZ. Paddy couldn’t seem to get past the story bring all about him …..

If we consider that one of the main factors in Labour continuing to be in a position to possibly win next year’s election, despite their obvious failings, is the impression of unity within the government, and that Ardern being rolled or leaving would expose both the lack of depth and internal hate in the government, the next question is how to send Ardern on her way.
One of the reasons Lange showed the white flag is the hatred shown to him in the late 80s, I recall a group of angry men rocking the car he was in perhaps opening his eyes to the damage he had caused. Being Prime Minister was no longer fun for him.
What are Ardern’s weak spots that could be exploited? She seems to lack the intelligence to feel discouraged by her government’s terrible performance but I’m sure like most politicians she has a strong desire to be worshipped.

  Still possible there will be a Labour/Green/MP government next. If that is the next government, and they have sold the family silver and more, they will have to deal with the consequences. No doubt that will be many more taxes, civil unrest and massive capital flight.

So Wayne Brown wants to cash up $2b or 18% of Auckland ratepayers share of Auckland Airport to go on a spending spree!
Selling at the bottom of the cycle when the immigration changes and the tourism handbrake effects havent kicked in yet tells me that this is a mistake.
Share are at $8(ish) today and pre covid were at $10(ish).
There is a bounce coming so we should hold on a bit to realise that gain and then sell if the GB agree.
Lowballing the sale of shares will only benefit those with money to burn.
Will he do a John Key and finance the sale of the shares as he did with the sale of 49% of NZ’s power generators? Free loans and you can take a dividend without having to pay down any of the loan!

A bestie lives out at St Heliers. She was telling us they have now completed the Cycle-Lane from there thru to Mission Bay, where it magically turns into a T2-Lane all the way to Quay Street.

Max drives into the city after 10 most mornings. The entire journey is restricted to a single lane. Never once has she ever seen a Cyclist at that time, or a car with more than one person in it.

This morning’s Herald top story “Victim Traumatised after Gunpoint ATM Robbery. ” NO DETAILS OF THE CRIMINAL. NO NAME or PHOTO GIVEN.

And the event happened in September in Sandringham but we are reporting it in December? The specific date of the incident is not reported and the gunman not named or photo shown. The report doesn’t say when he will be before the court. Or if he’s been arrested or convicted or what the charges are. I can’t find any report in September of the event. Did they report it? If we don’t give the name how do we know if the person was on parole, a 501, a first time offender, a gang member, which gang, the same offender that committed other serious crimes in Sandringham?

The Herald’s next story. The Henderson Gunman Motorway Chase. NO NAME GIVEN. “A man is in the hospital after an overnight pursuit ended dramatically with the person involved being hit by a police car.” “The man, described as a 37-year-old, suffered serious injuries and has been taken to Auckland City Hospital for treatment. He also remains under a Police guard.
Police have not revealed any charges at this stage, but say they anticipate those will be laid at some stage.”

Yesterday’s top story was a person who didn’t show a covid QR code during lockdown and didn’t have a food certificate. She is imprisoned, AND NAMED AND PHOTOGRAPH IN THE PAPER.

Fire and Fury named and shamed media personalise & individuals with opinions they didn’t like. And they weren’t criminals. Just people who opposed a draconian govt policy.

Who makes the policy that we don’t name criminals in the paper at the time of arrest. Because they almost never come back to the story and name them once they are convicted.
Do the police tell the reporters the names but the media chose not to print it. Or is it the law. Or is it the police witholding the names? Or is it a twitter type arrangement where the govt talks tot he media and tells them what to print. Could a new competing paper print the details? Is it important to have open justice?

Oxfordshire County Council have approved plans to lock their residents into one of six zones to ‘save the planet’ from global warming.
If residents want to leave their zones they will need permission from the Council, be allowed to leave zone maximum of 100 days a year and will have to register their car details so councils can check their movements.
‘Trial’ to begin in 2024.

What could possibly go wrong?

  More like – we tested something that lacked ethics and we got caught out – we think that everyone else is as unethical as we, so we’re going to put some laws around it because we can at the moment.
  
  I’m really hoping that ACT and National don’t support Labour’s deflection of this in the Standing Orders Committee. Better to make the explicit statement that it is not needed rather than imply you might have don’t the same if given an opportunity in the future. Labour’s going to politicize their stance either way.

    I would assume that if they wish to remove the “entrenched” clause from the bill they will have to get a 60% MP vote to do it. I wonder if the Green Party, who were of course in favour of entrenchment, will go along?
    Will they instead refuse to vote for the removal of the clause?
    National and ACT should simply abstain in the vote to remove the clause. They cannot then be accused of wanting to sell the assets. However it will leave Labour only being to get rid of it if the Greens vote to do so and leave the Green Party with a lot of power to demand anything they want to go along with Labour on the question, or else leave Labour looking stupid as, although they have an absolute majority in the House, they won’t be able to do something they promised to do.

      Not quite sure of the mathematical logic there Alwynn but adding 65 Labour votes to the National/ACT votes already against “entrenchment” makes way more than 60% to me 🙂 The “privatisation” aspect was a simply Green/Labour red herring to rationalise their desire to “entrench”. I kinda get the drift of your arguement but not really pragmatic – the existing entrenchment would remain in place.

Our Democracy has survived over 150 years, through two wars and countless ‘crises’, but only now do we have a Government that tries to overthrow the basic elements of our democracy through a warped sense of their own rectitude, and the belief that no one is watching.

    Some of us (the “conspiracy theorists”) knew way back that studies were showing no effect on transmission, and now of course everyone knows – but where were these public health quacks getting their info? Dear Prime Minister,

On election night 2020 you assured us that you would govern for all New Zealanders. Yet just one year later, you are pushing through your Three Waters confiscation despite the opposition of most New Zealanders.

We, undersigned, are especially worried about the iwi entitlement to governance of Three Waters. This is a major aspect of He Puapua, a plan for iwi-Crown co-governance by 2040. Your government has no mandate to overthrow our democracy.

Your Three Waters Plan will force councils to transfer all infrastructure for fresh, storm, and wastewater into four massive unwieldy zones. The Plan will give tribal appointees 50% of the 12-seat boards finally appointed to run these four monopolies. Given that Maori tribes represent a minority of NewZealanders, this alone is an abuse of our democracy.

Even worse, the requirement of a 75% majority for any decision, in effect, confers on tribal appointeesthe power to control every decision. This is totally outrageous in a democracy.

Moreover, it is a breach of theTreaty of Waitangi, which conferred equal rights of citizenship on all New Zealanders.

Your announcement on 27 October2021, that your Three Waters proposal is to be compulsory, triggered an outpouring of hostility. This anger will only increase. It is not going away.

We urge you to go back to the drawing board and find a democratic way to deal with any issues that exist with the management of fresh, storm, and waste water.

Please ensure that all NewZealanders have equal rights to control our water and its infrastructure, no matter their race or ethnicity.

  Yes, Warren and for those who didn’t see it. Jaspinda was interviewed telling viewers that she & her colleagues were working to solve the country’s problems & the opposition are not offering any solutions.
  
  How rich is that, coming from the mouth of Jaspinda, given:
  
  1. That many of the problems NZ now faces were created by Jaspinda’s incompetent government;
  2. That Jaspinda and her bunch of incompetents came to government they had no policy platform when they were made govt by the toxic one, so instead they bequeathed NZ with 300 odd working groups. The output from this groups have ended up providing ministers with glossy stacks of paper that have laid largely ignored over the past 4 years; and
  3. If the opposition had put up policy ideas the government would have gutted the best of the policies a year out from the election.
  
  Hence, the opposition are right to hold fire. Let Liebore & the Melons continue to dig themselves into the hole of their own making. Let Liebore do the lolly scramble with the budget in May. Then let the election fun really begin.
  
  Before then, we’ll see the govt attempt to buy voters with continuation of half priced PT fares, and reduced fuel tax excise (they have nothing else)!

Meet The Candidates-Hamilton West at Hamilton Casino Waikato Room, chaired by Martin Bradbury. Martin wears a hat indoors and complains that people are not tolerant of others’ cultures.
I was most impressed by Sharma. Sharma never mentioned the word “carpetbagger” as he was only one there who is not a carpetbagger. Sharma wants GST removed from food. He did not say whether he wanted food exempt from GST or food zero rated for GST. The difference is huge. He spoke about his time in parliament and gave me the impression that he is too honest to be in a Labour Party caucus.
The TOP woman spoke very well. I like her party’s policies but they have no appeal to people with an attention span of less than 140 characters. She was very well presented.
The National man spoke ok, but in a vague manner. I thought his opening speech was patronising. I’m in the Waikato electorate, so I rate him equally with Tim van der Molen.
The Labour Party woman; I felt so sorry for her. So much so that I wanted to give her hug. She reminded me of the 9 year old girl that nobody likes, dresses with no imagination nor thought of colour, and sits on the stage looking desolate. But give her marks; she could parrott off all the Labour talking points. She told us her Body Fit business employs 10 people. Others suggest that those sorts of places engage contractors rather than employ people on wages. If that is so then this woman exhibits a respect for the truth that we have come to expect from her Party’s leader. She is also a union official, but no mention of Fair Pay Agreements was made.
The Act man was good, but could have been better. He had a straight answer to a straight question; who will take his list place if he is elected. I am out of space,
