  I disagree with most of Phil Twyford’s proposals for residential tenancies, but I do concur with his plan for abolishing letting fees paid by the tenant.
  My reason is, the letting agent is chosen by the landlord and works for the landlord so it is anomalous that the tenant should pay the fee. The landlord should and is given an incentive to either negotiate fees or dispense with the agent altogether. Some agents structure things to extract a fee each year. Naturally, letting agents and property managers are squealing like stuck pigs over this as if it is the end of the world as they know it. They say it will cause rents to increase. Rents may well increase – slightly but the amount is small and in any case increases due to shortage of flats etc would be far higher. Tenants would no doubt prefer a slight rent increase rather than having to fork out the fee in addition to initial rent payment and bond. A few landlords could leave the game over this but are more likely to leave because of the other proposals affecting residential landlords which will have far greater adverse effects. My heart bleeds for them.

    Yeah, I tend to agree with you. I think it’s naive to think we won’t see rent go up by $5 -10 p/w in response, but I do think that’s probably preferable. Renters – like myself – are now on more of a payment-plan type scheme.

      Interesting. I know three multi property residential landlords and none of them intend selling up, despite all the nasty things Labour is threatening. None use letting agencies – they do their own advertising and tenant selection. They take a ‘Quocunque Jeceris Stabit’ (whichever way you throw, it will stand) attitude.
      Some are selling up but others are staying in the game, since they consider that they can make a go of it despite what the Government throws at them.

        sooty – the Government has limited options. The Airport Company can simply stop investing in expanding facilities (as it is the company makes small incremental investments to meet growth so facilities remain near or at capacity).
        If the Company has an ‘investment strike’ the Government would either have to accept that it makes a reasonable return for investors (including Kiwisavers and 22% shareholder Auckland Council) or would have to nationalise it – think what that would do to business confidence in general. It the Government nationalises it, the Government would have to invest in it for needed expansion. Its shares went up in the last few days despite the Commerce Commission finding they were making too much profit.

        It would be a masterpiece of hypocrisy were the Government to nationalise Auckland Airport given that it was Winston who fought tooth and nail to give ordinary Kiwis the right to buy shares in AIA. I still have my original parcel of shares (since multiplied several times) purchased for 50 cents each and now valued at over $7 and having paid some very handsome dividends in the interim. I’m sure that most Kiwisaver funds would hold substantial parcels of AIA shares.

    Talking it over with the Memsahib this morning she made the point that the Lees-Galloway cock up and national economic issues are actually important.
    
    She complains about tax increases, petrol price rises due to this nutty regime, the wider cost of living, the oil and gas disaster, the teachers and medicos (already over-paid) holding the nation to ransom, all the trade union nonsense. And now she says that if renters cannot pay the fee then go find a cheaper place. Look after themselves for a change …. and not at our expense. To expect us to foot the bill, is she says and I agree (to paraphrase W S Churchill), like standing in a bucket and using its handle to try and lift it.

    As an ex landlord, I see the letting fee is payment for the amount of vetting that needs to be done these days and if you wanted to rent my flat why should I pay for vetting on you and maybe 25 others? The weekly fee is charged for inspections and collecting the rent so I pay that but you would be a bit slow to have not figured out that I will recover that cost somewhere.
    
    You may not see it that way But a landlord does.

      I fully appreciate that. However YOU choose the letting agency and YOU choose to do vetting. So the cost should be on YOU, not the tenant. I quite understand that there would be a slight upward movement in rental to cover this, but it seems tenants would prefer it this way. Also it incentives landlords to control this cost – which does not happen when it is lumbered on to tenants.

        Nope, as I said, the letting agency does the vetting. Yes on my behalf to select the tenant but why should I pay for all the unsuccessful ones or those that fail the vetting.
        
        We have recently seen an outcrying by the liberal anti landlord left that asking to see confirmation of a tenant’s ability to pay the rent is a breach of their privacy and I am sure that asking for a criminal conviction list would be equally frowned upon.
        
        As I said, you want to prove to me you are a good tenant, your cost or don’t bother.

        Tall Man – Seems you are not get used to the new regime, better do a favour to those landlords who are going to hang in and sell up now.
        The looming serious lack of rental properties is the real issue – who pays the letting fee is just a sideshow.
        Tenants obviously do not want letting fees even though it may cost them in the long run – but remember ‘the customer is always right’.

  Thanks for the chance to fill in the space. Should Landlords be afraid,very afraid. Latest tenant rip off against a Landlord ,with the law on his side. it took documented evidence of 11 Months to get rid of a wayward tenant,who refused to vacate the rental. Said hurty feelings allowed her to refuse to vacate the rental,and wanted to leave on her own terms,not some legal clap trap forcing her to leave the property.
  Also now the once dirty “P” or Meth poison found to be in many rentals or state houses is to be made out to be not a problem and removed from (LIM ) Land Information Memorandom reports.
  Seems nothing to report here,move on. Thanks to the present Regime.
  Of course just a start on the attack on Landlords by the awful sicko trio led by Foxy Peters ,small town Twerp Ardern and the mad dog Misandrists from the far Left Lunatic Green Party.

    Apparently in East Germany before the Wall came down, there were some people who hung on to their properties with grim determination since ‘bricks and mortar’ is tangible. This was despite the Communist government nailing them to the wall with rent controls, inability to kick tenants out, etc.

We have now reached critical services striking under Cindy’s watch. St John’s Ambulance staff will be striking during November. ?

This is approx the 20th strike since the beginning of the year, all under Cindy’s watch. I do hope nobody dies as a result of ambulances being in short supply because they bloody well aren’t working.

  I’ve spent the last 2 nights in A&E, and what a f’ken mess. They discharged a family member yesterday without any proper assessments, they went to the gp yesterday who immediately called the neurology ward for a CT scan. You walk into the hospital and they make you talk to a front office nurse, they check all the contact details, then you walk to an old battle axe that looks like she smokes 40 a day and was on Coro St 40 years ago, who then asks all the same questions again and you inform her they are expecting you and she gives you a snarky remark that “it doesn’t work like that.” After an hour and a half wait you go through to the doctor who says “I’ve been waiting for you guys for an hour and a half.” After the scan you have to wait a day for any info. What a mess and Bernie Sanders wants some of our action.

    What country are you in? Which city/town’s A&E?
    What has an American politician got to do with any of this?
    
    I have extensive (non clinical) work experience in a major A&E in Auckland and our professional standards and patient care is of the very highest standard and nothing like what you describe. There’s no way patients are discharged without proper assessment and if a CT scan is needed it is invariably carried out on site with ongoing patient care while the results are evaluated.

      My three experiences with A&E at Whangarei hospital (2 medical, one accident) were amazing. Staff were so helpful and caring, and kept me informed about what was happening at all times. I’m so grateful that we have such professional and dedicated medical staff.

    Sorry to learn about your experience at the hands of your local hospital. FWIW: As a result of an old injury reasserting itsself while overseas (a country in which I had no intention of becoming a patient if it could be helped), I became an unexpected (and, it must be said, somewhat unwilling), guest of my local DHB 16 hours after returning to NZ. Granted there was a wait at ‘Inwards’ reception, although this was not unexpected as the reception staff were flat out, but the overall experience was very positive and the caring evident to see. I had/ have no complaints at all, the staff were very professional and well-informed, and were quite tolerant of my questions. I also found that my family were kept appraised of developments, something for which I was thankful. . As you mention Bernie Sanders, I can only presume that your experience was at an American hospital, an environment which might be slightly different from that in NZ.

  Have you read this? A lot of new history books can be a little revisionist, and ignore the socialist tendencies of Nazism.
  
  Obviously I’m keen to broaden my horizons, but I’d love your take on who the book ‘put the blame on’. Something more nuanced than ‘Hitler was bad and Donald Trump is doing the same thing’ would be ideal (though, of course, Hitler was absolutely evil and I don’t mean to imply otherwise)

    I read this book a few months ago, it is one of the most horrific books I have ever read and I can see how it brought down the Soviet Union. The many millions killed are just a number but Solzhenitsyn by giving them names and stories makes your heart bleed.
    This book should be compulsory reading for all kids and forced down the throats of anyone still stupid enough to call themselves a communist.

  This book BRILLIANTLY chronicles how and why ordinary people endured, accepted, and often cheered Hitler’s rise and if you don’t think you could do the same thing then you definitely need to read this book.
  
  The primary reasons for the complacency and/or enthusiasm are happening here and now:
  1. Pre-existing racism and fear. Anti-semitism was rampant in Germany and throughout the world. Just like anti-Muslim and anti-immigrant feelings are plaguing our world now.
  2. Personal economic circumstances. In the short term, Hitler took Germany from desperation to prosperity and people were feeling much better. Sounds a lot like the 401(k) Trumpers.
  3. Personal comfort. People were having a good time. Social life was fun and full. Food, drink, entertainment, travel, festivals. Just like our lives are when we choose to look away from the hardships others are enduring.
  4. Propaganda. The Nazi propaganda machine convinced many people that Hitler was a peace loving man who only wanted the best for his country and was leading the country back to its pre-WWI greatness. Fox News and MAGA.
  5. Ignorance. Citizens didn’t have access to information and eventually, Hitler took control of all information anyway. This is the place where we differ the most. We have an informed citizenry and an extraordinary press. We must hold these things dear. It is what will protect us from fascism and maintain our American principles. That and voting. Vote. Vote. Interesting suggestion I had put to me yesterday: nobody should be able to vote until they’re 25.

Obviously that’s never going to happen – people would outrage – but I think there’s possibly at least a case for it.

What do you all think? Should one be required to gain some life experience before they can decide who runs the country? Or completely undemocratic?

      Really? Sadly, those ‘young’ that I know would quite happily vote for those who offer them the greatest means of self-gratification, at the lowest cost and for the longest time. With very rare exceptions, they are totally self interested and out for what they can get, and will quite happily abandon everything they have previously commited-to if it is in their perceived best interest.
      
      On that basis, and if it suited their agenda, they would DEFINITELY be dumb enough to vote for the CoL…

      This could certainly apply to any family with a bach or property investment that the kids would like to inherit one day and would like the family not to have to sell for all the new taxes.

A rather wet behind the ears Norwegian cop extols the ‘wonders’ of diverse cultures in his country. With more twists and turns than the Parapara road this series is not designed with a typical short attention span person (such as our sam) in mind.

      Perhaps supermarket costs could come down by cutting choice of products and reducing number of suupermarkets. I’m not sure people would like that.
      
      In a bigger economy you can have tiers of supermarkets: expensive ones with lots of choice, and then the restricted choice, bare bones one lower prices.
      
      The yelling about supermarket prices is a Labour diversion to divert blame for the coming rise in inflation. Voters are going to be unhappy about rising prices, so divert the blame from Government-primed transport costs.

I have given a great deal of thought to the concept of diversity as a virtue.

I am starting to get the feeling that as we welcome more diversity, we become more divided as a society, and not more united.

So we have to ask ourselves, does diversity help? I am now of the opinion that it does not. While I welcome other cultures, and the experiences that they bring, and I feel enriched by exposure to and experience of other cultures, I am constantly confused by the lefts behavior in respect of these cultures. In particular, the concept of “Cultural Appropriation”

The net effect of this concept seems to be that we must welcome other cultures, but not experience them, or incorporate aspects of these cultures into our own.

Yet at the same time as Pakeha New Zealanders are criticized for using Maori imagery in arm tattoo, or kids are criticized for drawing Ta Moko on themselves, they are forced to learn the language and engage in Maori Studies and Kapa Haka group, and we now face the possibility that Te Reo will be compulsory.

Diversity is derived from the same nomenclature as Divide. It seeks to categorize us, and conjoined with cultural appropriation, divide us.

The left can’t have it both ways. It forms the basis of identity politics, which divides us even further.

  If JLR was present when the text was sent then it’s like women who accuse men of DV violations when the male has proof they were in another town at the time. The women will still be seen as the victim, even by the Judge. The one event proving innocence, proving dishonesty, is no match for the bulk of circumstantial evidence agianst the male victim. Hungary is preparing to hold a country-wide national consultation on its family policy, which has already resulted in an increase in marriage and a decline in abortion and divorce.

The Fidesz-KDNP government has chosen to support couples with children rather than accept mass migration to ameliorate long-term demographic issues, to the chagrin of its critics in the European Union’s power elite.

“In recent years, finding the proper response to Europe’s demographic decline has become one of the biggest sources of disagreement between European and Hungarian politics,” observed Dr Zoltán Kovács, official spokesman for Prime Minister Viktor Orbán’s Cabinet Office, in a post on the official About Hungary website announcing the upcoming national consultation.

“While Brussels bureaucrats and the European liberal, pro-migration mainstream see immigration as the necessary and unavoidable solution, the Hungarian government stands committed to the idea of increasing birth rate through more effective family support measures,” the Hungarian added.

Dr Kovács claimed existing pro-family policies implemented by the Orbán government are already bearing fruit, with abortion number dropping by more than a third from 40,449 to 28,500 from 2010 to 2017, divorces falling from 23,873 in 2010 to 18,600, and — perhaps most remarkably — marriages increasing by a striking 42 percent.

  If it is made attractive to people to have kids then the birth rate will rise.
  
  If people think they will experience hardship if they have kids then the birth rate will drop.
  
  Other inputs include the reliability and availability of contraception options. Obviously female options have dramatically reduced the birth rate. The introduction of the male pill based on available data indicates a birth rate drop of around 16% from the present 1.81 births per woman.
  
  The government should already be engaging in increasing the rate to replacement rates of 2.1 births per woman.
  
  The law commissions matrimonial property changes are of significant concern.
  Introducing alimony for stay at home mums.
  Making 50:50 asset split adjustable to support the custodial parent.
  Giving the house to mothers by default.
  Making all decisions, best interests of the child, which in reality is best interests of the mother.
  
  Many men have abandoned the idea of parenthood after seeing how their fathers were destroyed by the family court. Adding more anti male, incentivising de-fathering, bias can only increase male rejection of parenting. This is the opposite of what should be happening when the birth rate is below 2.1.
  
  Being good men. Being good fathers. Must be incentivised.
  
  Being good men. Being good fathers. Then having those things systematically destroyed in the desire to support women, is no incentive.

      I was referring to the thousands of years use, proven safe, no side effects, increases health, non hormonal, 3 day reversible, 99.96% effective, media shut down discussion, synthesised, factory ready, one pill a day male pill.
      
      Condoms in research is proven to be as effective as the withdrawl method. IE proven not to be effective contraception. A couple has the same chance of pregnancy in a year only using condoms as couples only using the withdrawl method.
      
      People who use the, “use a condom” rhetoric are either ignorant, or feminist who despise the loss of power and control over conception that will result.
      
      Or religious loons and want to populate the world with indoctrinated children, and take over the world.

        It’s fine to say use condoms and your correct in saying controlled clinical trials show much higher protection than actual use. Just as the female pill has a very high clinical trial rate vs reality.
        
        That does not justify leaving males without a in reality contraceptive choice when a proven safe and effective one exists. Plus unlike the female pill if you miss a day it’s ok.

    What looks like a good deal for the baby factory in social housing does not look like a good deal to people like me.
    
    Hence, we get a demographic shift caused by lower decile people breeding and higher decile people not breeding.

      My point is not about money in the form of social spending. It’s about how men are treated.
      
      If custody was 50:50 with consent to deviate, and the courts didn’t automatically de-father children. Negating the justification for child support often called the man tax. This also affects the arguments of solo mums for not working at least part time, reducing your tax burden. Increasing incentive for males to work as well. Many men subject to pregnancy without consent give up, go on the dole, or sickness benifit due to the psychological harm.
      
      Men may be more willing to engage in pregnancy. Presently 40% of children are born without consent for conception. That’s an abhorrent figure.
      
      It is also a known fact that if men spend more time with their kids they also spend more money on them. IE present ideology harms children.
      
      Male contraception is inevitable. The consequences of its introduction will be economically disastrous if incentive for male participation in raising kids is not addressed.
      
      The solution is also mass immigration. Is that OK for you.

    Does one actually exist? There seems to be some reversible vasectomy stuff called Vasalgel.
    
    An actual reversible “male pill” might be harder to achieve than the female pill because the female hormonal cycle is easier to fiddle with. Sure, there are side effects, but I suspect male hormonal methods would require far more side effects.

Now it’s being decommissioned. Too expensive to maintain. Instead they’re increasing the use of coal to provide the energy needed by Japanese society. Good move.

Although I think the Unions are scum, I actually support the teachers going on strike, for very selfish reasons. It embarrasses the fuckwit Hipkins. It adds fire to the “no strikes” mantra. It pisses people off and ultimately they will start to hate the unions and Labour. I get an easy day off while the school is closed, but I still get paid while the union lackeys protest in the street. And I’ll probably benefit from a wage increase. Selfish? I suppose so, but as SLG so often states the “majority” of voters wanted this….

        Twyford had set out an impassioned description of the impact of high house prices in Auckland and advocated the linking together of transport and other infrastructure and new housing developments.
        
        But he also advocated the scrapping or urban-rural limits.
        
        “We believe that we have to manage growth on the fringes of the city,” he said.
        
        “If we do not allow new land to come into the supply we will never ever fix the problem of absurdly expensive urban land.
        
        “With good investment in infrastructure and transport, with more planning, not less to create the future urban environment that we want, setting aside areas of special value and open spaces, acquiring land for transport and other infrastructure, if we then allow the city to grow we will bring down urban land prices and it is absolutely critical that we do,” he said.
        
        Twyford had proposed this when he was in Opposition but, even so, any suggestion that more rural land was going to be absorbed for housing was going to be controversial at an environmental conference.
        
        And Taylor was quick to respond.
        
        “Everything makes sense except I worry about why you need to do away with rural-urban boundaries altogether,” said Taylor.
        
        He said that giving free reign to developers seemed inconsistent with Twyford’s overall objective of having a compact city.
        
        Twyford replied that it was a question of values.
        
        “This is for us, for Labour, for our coalition government, this is fundamentally a social justice issue.
        
        “Our objective is not to build a Copenhagen of the South Pacific.
        
        “We could build a beautiful city with a whole lot of the policies we have talked about.
        
        “We could build a Vancouver of the South Pacific; beautiful but utterly unaffordable.
        
        “I’m interested in us fixing this totally dysfunctional urban land economy.
        
        “If we don’t deal with affordability we will have completely wasted the opportunity that has been given to our generation.”
        
        Twyford said the only way to deal with the affordability issue was to deal with the land price issue and that meant dealing with the artificial scarcity of land caused by the planning system and the availability of finance for infrastructure.
        
        However he didn’t dispute that the Auckland region was going to become more heavily built up.

Australian journalists are snobbishly scathing about Hanson’s earlier experience of running a fish and chip shop. Ardern’s first job was working in a fish and chip shop. But somehow having a bachelor’s degree in ~~public relations~~ communications absolves Ardern’s CV from being stained by that.

My thoughts about Helen Clark are not much different from yours, Captain. But on this subject, I believe that she is right on the money. To build a giant multi-story ‘carpark’ on an important section of the Auckland Port waterfront would be unspeakable.

In addition, it’s not intended as a ‘carpark’ in the normally-accepted sense of that word. Car owners won’t be parking their cars there as they go shopping, or for a meal, or for a show in Central Auckland. What’s being talked about is an ugly bulk-storage building for ‘warehousing’ large quantities of used cars in transit from overseas. It’s designed to benefit shippers and the used-car trade, not the citizens of Auckland who want to retain the magic of their picturesque waterfront.

Often on this forum commenters note that should a judge or a member of their family be the victim of violent crime then the sentencing would be different from the normal slap with a damp bus ticket. They are right:

  Which brings me to this week. Burkman and Wohl announced that they had learned of evidence that Robert Mueller had “brutally raped” a woman named Caroline Cass.
  
  This evidence came from Surefire Intelligence, a supposedly highly regarded investigation firm.
  
  Before their Thursday press conference, Wohl denied having anything to do with Surefire Intelligence. “I don’t have any involvement in any investigations of any kind,” he told NBC News.
  
  But Wohl apparently had no idea that the journalism profession contains individuals who know how to use the Internet. Many of the photos on the Surefire Intelligence website were stock photos, including one of the Israeli model Bar Refaeli. Another shadowy image, when brightened, revealed Wohl himself. When NBC called the listed phone number for Surefire, it went straight to Wohl’s mom’s voicemail.
